Living in Caymas Naples Florida: New Construction, Builders & Home Prices
Caymas is turning out beautifully. If you are considering living in Naples Florida and want a newly built home in a polished, upscale community, this is one neighborhood that deserves a close look.
There is still active construction throughout Caymas, but there are already plenty of completed homes, established streetscapes, lush landscaping, and residents moved in. The community has a light, bright coastal transitional look that feels distinctly Naples, with palms, paver driveways, fresh landscaping, and a mix of home sizes.
Living in Caymas Naples Florida
Caymas is one of the more luxurious communities being built in Naples right now. The homes have a cohesive upscale style without all looking identical, and the streets already show how attractive the community can become as the landscaping matures.
What immediately stands out is the clean coastal architecture. Expect white and soft neutral exteriors, tile roofs, paver driveways, front landscaping, palm trees, and inviting entryways. Several home designs include front porches with enough room for a couple of chairs, which I just love. A little front porch creates such a welcoming feel.
There are sidewalks, broad streets, palms, and thoughtfully planted beds throughout the finished areas. Of course, this is still a new development, so not every tree and hedge is mature yet. But a reasonable amount of landscaping is already in place, and that makes a big difference in how the community feels today.
Caymas has sections by different builders, offering a meaningful range in lot size, home size, and price point. That variety is a real positive for buyers who want options while still staying in one beautiful community.
Pulte Homes in Caymas Naples
The Pulte section offers homes on approximately 52 foot wide lots. These lots are smaller than those in the Stock Development section, but they also provide an opportunity to enter Caymas at a different price point.
At the time of this community update, Pulte homes could begin at just under approximately $1.2 million, depending heavily on the specific lot, selected upgrades, and whether a pool is included. New construction pricing changes, sometimes quickly, so always confirm current availability and pricing before making plans.
Even within the more compact lot sizes, the streets look attractive and well planned. The homes have front landscaping, covered entries, driveways, and a finished neighborhood appearance in areas where construction has already wrapped up.

One very important consideration is location within the community. As homes get closer to Collier Boulevard, road noise can become more noticeable. Collier Boulevard is a busy road, so lot selection matters enormously. It is not enough to love a floor plan. You need to understand what is behind the home, beside it, across from it, and nearby.
There are beautifully landscaped privacy areas near the community edges, including clusia hedges. Clusia is a wonderful privacy hedge for Southwest Florida because it can grow more than two feet per year under the right conditions. Over time, these hedges can make a major difference in screening utility areas and nearby road activity.
Stock Development Homes in Caymas
The Stock Development section takes Caymas to another level in terms of home and lot size. These are larger homes on larger lots, with more than 12 floor plans spread across three home collections.
Stock Development has been building in Naples for more than 20 years and has a very solid reputation locally. They have built thousands of homes. Building a home is never a completely effortless process because there are many moving parts, but Stock is a reputable builder, and past buyers have generally had very positive experiences.
Here is the general breakdown of the Stock collections:
- Azure Collection: Homes on approximately 62 foot wide lots.
- Indigo Collection: Homes on approximately 76 foot wide lots.
- Cobalt Collection: Larger homes on approximately 90 foot wide lots. The smallest home in this collection is about 3,700 square feet.

The homes in this section have that light, bright coastal transitional style that so many people want when moving to Naples. You see larger facades, more expansive driveways, substantial front landscaping, and homes that feel more estate-like because of the wider lots.
There are residents already living throughout Caymas, and that is nice to see. It gives you a clearer sense of the finished lifestyle while also allowing you to see how much future construction remains.
Buying a Home in Caymas Naples
If you are buying new construction in Caymas, please contact your real estate agent before going to the builder sales center. Once you register directly with a builder, you may not be able to bring in an agent afterward.
The builder typically pays the buyer agent’s compensation, and buyers generally do not receive a credit for choosing not to use an agent. There is simply no advantage to going it alone, especially when the decisions you make can affect both your enjoyment of the home and its future resale value.
The lot is one of the most important decisions you will make. I see people choose lots that back up to two other homes when a better choice was available. It is easy to focus on countertops and flooring, but those choices can be changed later. A lot location cannot.
Before committing, evaluate:
- What is behind the home and on both sides?
- Is the lot close to Collier Boulevard or another noisy area?
- Does it face a construction zone or a future building site?
- Is there a better view, more privacy, or a wider backyard elsewhere in the community?
- Will the selected upgrades appeal to a broad range of future buyers?
- Are you over-improving or under-improving for the neighborhood?

If a home needs to be sold quickly in the future, it needs to appeal to the masses. Homes that sit on the market longer often receive lower offers. Smart lot selection and sensible upgrades can help protect marketability and support a stronger resale outcome.
Buying Early in Caymas Naples
Caymas still has new construction ahead, which comes with both opportunity and reality. The opportunity is that buying earlier in a development can sometimes mean paying less than buyers who purchase later. As builders continue selling homes, they often raise base pricing and lot premiums.
In some cases, buyers who purchased early may see later buyers paying $50,000 to $70,000 more, or even more, for a similar home as prices and lot values rise. There is no guarantee of future price movement, of course, but it is a pattern that can happen in a successful, actively selling community.
The reality is that living in a growing community means construction activity may continue around you for a while. You may see vacant lots, construction crews, materials, and homes at different stages of completion. For some buyers that is a deal breaker. For others, it is a worthwhile tradeoff for the ability to choose a home and lot before the neighborhood is fully built out.

Caymas is already showing its potential. Completed homes and mature-looking streets are blending with active new construction, and the overall result is becoming more impressive as the community grows.
