If you are considering moving to Isles of Collier Preserve Naples FL, you are looking at one of the most distinctive resort-style communities in the area. This is not a neighborhood where every street feels like house after house after house. It is a huge, beautiful community designed around nature, water, outdoor living, and some of the best amenities in Naples.

Living in Isles of Collier Preserve gives you a little bit of that tucked-away, private feeling while keeping you just four miles from downtown Naples. You can be close to restaurants, shopping, beaches, and all the fun downtown has to offer, then come home to preserve views, waterways, walking paths, biking trails, and wildlife.

Why Move to Isles of Collier Preserve

The first thing you need to understand about moving to Isles of Collier Preserve Naples FL is the scale of the community. The Isles of Collier Preserve covers more than 2,400 acres, and over 1,200 acres are private preserve, protected land, lakes, and waterways. That is a big reason this place feels different.

There are miles of paths throughout the neighborhood. I personally biked more than 20 miles inside the community when I lived here, and that was before the neighborhood was even complete. Whether you enjoy walking, biking, or simply being around nature, there is room to do it here.

You also get a surprising amount of wildlife. Preserve views are not just landscaping. They are part of the actual fabric of the community. There are lakes, birds, and natural areas throughout the neighborhood. An eagle's nest was visible near the preserve across from my home when I lived here.

This balance is what makes living in Isles of Collier Preserve so appealing. You have a full resort atmosphere, but it does not feel like you are isolated way out east. Downtown Naples is about four miles away, so the location is incredibly convenient.

The community was built by Minto and Stock, two well-known builders. Minto built the majority of the homes, while Stock built a smaller collection of higher-end homes. There are four primary home choices here: cottages, coach homes, villas, and single-family homes. That range is a major advantage for anyone moving to Isles of Collier Preserve Naples FL because there are different ways to enjoy the same lifestyle.

The Coastal Cottages in Isles of Collier Preserve

The Coastal Cottages are one of the newer home types in the neighborhood. The first cottages closed in 2022. They were not originally planned as part of the community, but demand became so strong that Minto adapted the plan and created these fourplex-style residences.

These homes are adorable. They have that coastal cottage look, charming front porches, tall ceilings, and attractive details such as decorative beams. If you are a porch person like I am, the front porches are a real positive.

Most cottage models are around 1,200 to 1,300 square feet. The Marco model shown here was approximately 1,200 square feet and was offered turnkey furnished at $605,000 at the time. The Coastal Cottages were generally in the mid-$500,000s to mid-$600,000s when discussed, but pricing and availability can change quickly.

The biggest benefit is entry into this community at a lower price point. You can enjoy the same clubhouse, pools, fitness center, trails, tennis, pickleball, restaurant, and overall lifestyle as owners of much more expensive homes.

But I always tell you the positives and the negatives. The Coastal Cottages sit near U.S. 41, with a wall and landscaping between the homes and the roadway. They have hurricane-impact windows, so the road noise is much less noticeable indoors, but the road is still right there. There is also very limited outdoor living space. Entry is typically through the rear garage area, and grilling means pulling a grill into that rear space.

For someone moving to Isles of Collier Preserve Naples FL who values low maintenance, charm, and community amenities more than a huge lanai or private pool, the cottages can be a great fit.

Coach Homes And Waterway Views In Isles Of Collier Preserve

The coach homes are multi-story condominium-style residences, and there is only one section of them in the community. They range from roughly 1,800 square feet to more than 2,800 square feet, depending on the specific model.

One of the most beautiful things about these homes is the setting. Many have outstanding waterway views. The waterway connects all the way toward the Gulf of Mexico, so kayaking, canoeing, and paddleboarding are possible for anyone ready for a longer trip out.

These homes make a lot of sense for a buyer who wants a lock-and-leave property. They offer larger square footage than a cottage, often have two stories and elevators, and require less hands-on maintenance than a single-family property.

The tradeoff is outdoor space. Coach homes do not offer the kind of private lanai experience that so many people want in Florida. If you want to barbecue, you will generally be bringing the grill out from the garage. There is not a big private outdoor area for relaxing, dining, or installing a pool.

A one-story, three-bedroom-plus-den coach home of about 2,200 square feet was offered at $795,000 at the time. Larger recent coach home sales were cited in the $1.2 million to $1.3 million range. That makes this an important category to consider when moving to Isles of Collier Preserve Naples FL and looking for space without full single-family maintenance.

The villas are incredibly popular, and I completely understand why. When I lived in the Isles, I lived in a villa and loved it. A villa lives more like a single-family home because nobody is above or below you, yet it offers a lower-maintenance lifestyle.

Most villas have two bedrooms plus a den. The Mimosa and Dahlia models are especially popular and are around 1,550 square feet. There are also Fresia models, which are less common and offer three bedrooms plus a den at approximately 1,865 square feet.

The real magic of the villa is outdoor living. Depending on the home, you may have a private pool or a larger lanai. That gives you your own place to relax outside without taking on the size, cost, and maintenance of a larger single-family property.

A newer Fresia villa with three bedrooms, a den, and a pool was listed at $1.085 million when discussed. Older two-bedroom-plus-den villas without pools could be lower, with one example at $699,000. Most villas were in the $800,000 range at that point, although the market always changes.

For seasonal residents, the villa may be the sweet spot. You get privacy, a pool or lanai, and access to all of the resort amenities. Compared with a similar-size single-family home, the price difference can be significant. In one example, stepping up to a single-family home meant a jump of more than $500,000.

That is why moving to Isles of Collier Preserve Naples FL often leads people directly to the villas. They offer the Florida lifestyle that many buyers want without requiring a massive home or a massive price jump.

Single-Family Homes in Isles of Collier Preserve

Single-family homes provide the broadest selection of floor plans, outdoor spaces, and price points. Minto built most of the single-family homes, and Stock built a collection of homes that I absolutely love. There are more than 25 different single-family floor plans, with most homes being one story.

The Lantana Grand is a great example of what the larger homes can offer. This two-story model was more than 4,300 square feet, built in 2015, and listed at $2.195 million at the time. It included expansive living areas, multiple bedrooms, a large kitchen, a screened pool area, and second-story outdoor space overlooking the water.

Single-family homes are where you will typically find the biggest lanais, larger pools, outdoor kitchens, and room for entertaining. If outdoor living is at the top of your wish list, this is the category to prioritize while moving to Isles of Collier Preserve Naples FL.

Of course, the larger home comes with a higher purchase price and more home to maintain. But for buyers wanting generous interior space and a true backyard lifestyle, single-family homes are hard to beat. The variety of plans is especially helpful because you are not limited to one look or one layout.

Amenities & Lifestyle in Naples FL

The amenity center is one of the biggest reasons people get excited about living in Isles of Collier Preserve. The clubhouse is gorgeous, and the overall package feels far more extensive than many buyers expect.

Community amenities include:

  • A state-of-the-art fitness center
  • A resort-style pool with cabanas and a beach area
  • A dedicated lap pool
  • Kayak and canoe access to the waterway
  • The Overlook Bar and Grill overlooking the water
  • Tennis courts
  • Pickleball courts
  • Miles of paths for walking and biking

The Overlook Bar and Grill gives the community a very social, easygoing feel. It is really nice to have a waterfront restaurant right in the neighborhood. Add in the pool, cabanas, beach area, fitness center, and racquet sports, and you can see why this community has such strong appeal.

Fees are considered very reasonable for the level of amenities and lifestyle offered. You might look at the clubhouse and assume a massive membership fee is attached, but this is not that type of community. There is no longer new construction available in the Isles of Collier Preserve, so all purchases are resale opportunities.

Moving to Isles of Collier Preserve Naples FL is ultimately about choosing a lifestyle. You can choose a cottage for an affordable entry point, a coach home for lock-and-leave convenience, a villa for private outdoor living with lower maintenance, or a single-family home for more space and flexibility. Every option gives you access to the same spectacular community setting.

If you are drawn to nature, want a true resort atmosphere, and still want to be close to downtown, living in Isles of Collier Preserve deserves a very serious look.
