Vivid Shores is one of the most exciting new communities in Southwest Florida right now, with a huge lake, a planned 14,000 square foot clubhouse, resort-style architecture, and homes from Pulte and Stock.
It has a lot of the same appeal that makes Caymas such a favorite community, including a beautiful water-focused layout and strong builder lineup. But it is not simply Caymas in a different location. Why Buy New Construction Homes in Vivid Shores, Bonita Springs
There is a reason people are talking about new construction homes in Vivid Shores, Bonita Springs FL. The community is being built around a very large lake, estimated at roughly 140 to 170 acres, creating those sparkling turquoise water views that so many buyers want in Southwest Florida.
The clubhouse is planned at approximately 14,000 square feet, and the overall vision is definitely resort-style living. Pulte and Stock are the builders here, which gives buyers a meaningful range. Pulte offers more accessible pricing and a broad collection of floor plans, while Stock delivers a more upscale product with a higher starting point.
For buyers who have looked at Caymas, the comparison is natural. The two communities have a similar broad concept, but there are differences in home designs and pricing. Vivid Shores can offer a more attractive entry point, especially on the Pulte side. That said, we never want to compare communities based on one number alone. The lot, view, finish level, carrying costs, and future resale appeal all matter.

Vivid Shores Location, Taxes & Nearby Amenities
When considering new construction homes in Vivid Shores, Bonita Springs FL, we need to be honest about location. This is not the same location as Caymas, and today the immediate area is still developing. There is not a huge amount directly surrounding the community at this moment.
That can be a downside for buyers who want every restaurant, grocery store, and service immediately outside the gate. On the other hand, it can be an opportunity for buyers who are comfortable getting in early as the area grows around them.
Vivid Shores is about three miles from the future Midtown Bonita development. Bonita Springs itself is growing quickly, and the downtown area has been revitalized. We are becoming bigger fans of Bonita all the time because the growth story is real.
Buyers should also factor in Lee County expenses. Utilities and taxes may be higher than in comparable communities farther south. For that reason, the purchase price should never be the only number in the decision. We want to compare the complete ownership picture.
Buying New Construction Homes: Why Representation Matters
Before visiting the sales center for new construction homes in Vivid Shores, Bonita Springs FL, get your own representation in place. This is important. The agent in the builder sales office represents the builder, not the buyer.
Going without an agent does not typically earn a buyer a discount or credit. The builder pays the buyer agent compensation, and having an experienced new-construction agent means having someone focused on your interests when major decisions need to be made.
The biggest decision is often the lot. We can change flooring, counters, light fixtures, paint, and appliances. We cannot change the lot after closing. A better lake view, lot orientation, privacy situation, proximity to community features, and future neighboring construction can have a major effect on both daily enjoyment and resale value.
- Compare released lots rather than choosing only from a site plan.
- Understand which model features are standard and which are upgrades.
- Choose upgrades that make sense for the price point and future resale.
- Review lot premiums, pool costs, and options before falling in love with a model-home finish package.
Model homes are gorgeous, but they are designed to be gorgeous. Most of what we see in a model is upgraded. The goal is not to duplicate every feature. The goal is to select the features that give us the best lifestyle and protect the value of the home.
Pulte Homes at Vivid Shores, Bonita Springs
The Pulte collection offers 13 floor plans, providing a wide variety of choices for buyers considering new construction homes in Vivid Shores, Bonita Springs FL. Three models make the range especially easy to understand: the Aventura, Brixton, and Madeira Grand.
The Aventura: Open, Bright, and Built for Indoor Outdoor Living
The Aventura is a little over 2,600 square feet, but it feels much larger. That is partly because of the ceiling height, which is over 11 feet in the main living area. When we walk in, the home opens quickly into a dramatic great room, kitchen, and island layout.
This floor plan does a great job with privacy. There is a powder room near the front, a bedroom used as a den, and another separate bedroom and bath area. The primary suite is light and bright with lots of windows, and the remaining bedroom is positioned away from the others.
One of our favorite practical details is the laundry room placed off the primary closet. It makes perfect sense because that is where so much laundry originates, yet not enough builders use this layout.
Pulte includes some features here that are upgrades with many other builders, including a built-in kitchen and hurricane-impact windows. Impact windows can represent a significant cost, so having them included is a meaningful part of comparing new construction homes in Vivid Shores, Bonita Springs FL.
The real wow factor is outside. Pocketing sliders open the great room to the covered outdoor living space, outdoor dining area, outdoor kitchen, pool, and lake view.
A heavily upgraded Aventura with a pool was estimated in the approximately $1.3 million range, depending heavily on lot selection and upgrades. Pricing and availability can change, so that number should be treated as an example rather than a quote.
The Brixton: A Front Porch and a More Intimate Layout
The Brixton is approximately 2,400 square feet, only about 200 square feet smaller than the Aventura. It feels a little more compact because the bedrooms are positioned at the front of the home instead of opening immediately into the big great room.
What makes the Brixton special is the front porch. It is the kind of home where we can picture sitting on a swing, enjoying a beautiful Florida winter, and actually feeling connected to the neighborhood.
The living area is still open and spacious, with a kitchen, dining area, and great room. This model features zero-corner sliders, which are a wonderful indoor-outdoor feature. The Aventura pocket sliders may maximize the view a little more, but the zero-corner opening is still absolutely beautiful.
The outdoor kitchen and pool bath are optional on this plan. Depending on the lot and pool choice, an all-in estimate for the Brixton was in the high $900,000s. Lakefront lots will naturally carry a higher premium than interior lots.
The Madeira Grand: The Big Home Option

For buyers who need room for family, guests, or multigenerational living, the Madeira Grand is the one to consider among new construction homes in Vivid Shores, Bonita Springs FL. This is a five-bedroom home with a loft, and it is truly large.
The first floor includes two bedrooms plus a den in one wing. The den can function as another bedroom if needed. There is also a separate entrance that can work beautifully for in-laws or a multigenerational setup. The first floor has the primary suite as well, so buyers can potentially have three bedrooms plus a den downstairs.
The main living room has dramatic tall ceilings, and the model kitchen is a showstopper. The premium appliances and oversized pantry are definitely upgrades, but they show the level of finish that is possible.
Upstairs, the enormous loft could become a game room, movie room, or second living room. There is also another bedroom and full bath upstairs. Pocketing sliders create an exceptional transition to the outdoor space, with room for outdoor living, dining, a kitchen, pool, and even a pizza oven in the model.
Stock Luxury Homes at Vivid Shores, Bonita Springs
Stock brings a different level of scale and finish to new construction homes in Vivid Shores, Bonita Springs FL. The company has a strong reputation for construction quality and professionalism, and the process is known for being very organized from beginning to end.
There are seven Stock floor plans planned at Vivid Shores. The Covington was identified as an entry point beginning around $2.2 million, with homes extending to more than $4 million depending on plan, lot, and selections. The Madison II model gives us a clear picture of the product.
The Madison II: Luxury Details and a Flexible Floor Plan
The Madison II is a popular Stock plan found in other Southwest Florida communities as well. It offers approximately 3,054 square feet under air, four bedrooms, an optional bonus room, four and a half baths, a great room, study, dining room, outdoor living area, and a three-car garage.
All Stock models include at least a three-car garage. The moment we enter, the craftsmanship is obvious, from the grand entry and iron door to the detailed ceilings and refined finishes. Of course, this is a model, so the finishes shown are upgrades.
The main living area has two sets of sliders, including zero-corner sliders near the breakfast area. That means the outdoor living area becomes part of the home in the best months of the year.
The large lake lots were not yet released at the time of the tour, so early Stock pricing was based on smaller lake lots. As larger lakefront homesites become available, we should expect those homesite premiums to play an important role in the total investment.
The model also demonstrates the full outdoor lifestyle buyers expect at this level: outdoor seating, dining, kitchen space, a pool, and broad lake views.

Are Vivid Shores Homes Right for You?
So, are new construction homes in Vivid Shores, Bonita Springs FL worth the hype? For the right buyer, absolutely. The community has impressive builders, beautiful floor plans, large water views, a significant clubhouse, and a location with a lot of growth ahead of it.
It is especially compelling for buyers who want a new, polished community and are comfortable with an area that is still building out. The location is not its strongest point today, and higher Lee County utilities and taxes deserve real consideration. But Bonita Springs is growing, Midtown Bonita is nearby, and the community itself is going to be amazing once it matures.
The best fit is likely a buyer who values lifestyle, newer construction, water views, and a strong selection of home designs. Whether we prefer the bright and open Aventura, the charming Brixton, the expansive Madeira Grand, or the luxury of a Stock home, new construction homes in Vivid Shores, Bonita Springs FL offer a lot of choices.
Just do not walk into the sales center without a plan. Start with the lot, understand the real cost of options, and make selections that work for both the way we want to live and the day we eventually decide to sell.
