Skysail: Affordable Single-Family Homes Far East
Skysail is where you go when you want a brand-new single-family home for around $500,000 in Naples. That price exists, but it comes with a location trade-off: the community sits in the Immokalee Road area, quite a ways from I-75, and you are not close to the beach or downtown. If location is not your top priority but you do want a resort-style community with a state-of-the-art fitness center, a resort-style pool, a clubhouse, and walking paths, Skysail delivers all of that at a price point most other Naples communities left behind years ago.
The community is large, 1,400 homes planned in total, with about 420 sold so far. That leaves quite a few opportunities to pick a good home site, and right now the builders are pushing hard to move their inventory before the end of the year. I've heard from my contact there that they're seeing some amazing deals on move-in-ready homes, and there's real negotiability if you're ready to act. Townhomes start at around $345,000, which is the lowest entry point you'll find in any new construction community I'm covering today.
Skysail has single-family homes, villas, and townhomes, so you can choose the product type that fits your budget and your space needs. The amenity center is resort-style, meaning you get the pool, the fitness center, the social programming, and the sense of community without paying the premium that comes with a closer-in location. The far-east location is the price you pay, literally, for affordability. It's a lot better than some of the newer neighborhoods going up even further out, and as Naples continues to run out of land, this area is becoming more favorable. But you have to be honest with yourself: if being near the beach or downtown is important, Skysail is not going to work.
Verdana Village: Indoor Tennis and the Location Trade-Off
Verdana Village sits in Estero, off Corkscrew Road, about eight miles east of I-75. That's a hike, and the area is congested with development, but once you're inside the gates, the amenity center is one of my favorites in all of Southwest Florida. Why? Because it has indoor tennis and indoor pickleball courts. There is nowhere else in this region where you can play year-round without dealing with the summer heat, and if you're a serious player, that alone might make the location worth it.
Two builders operate here: Lennar and Pulte. Prices start just above $500,000, and you get a lot of home for your money. The amenity center includes a couple of restaurants, a beautiful resort-style pool, and a full calendar of activities. The indoor courts are the headline feature, but the whole package is designed to feel like a vacation every day. The challenge is the location. You are not close to downtown Naples, you are not close to the beach, and the drive back and forth is going to be part of your daily routine if you work or socialize in town.
I tell buyers this: you have to really like Verdana Village. The neighborhood itself has to be enough, because the location is not going to do you any favors. I do this new construction tour every week, and I see people drawn to the value, the square footage, the finishes, the amenities, but then they realize they're spending 20 or 30 minutes each way to get anywhere they want to go. If you're a tennis or pickleball player who plans to spend most of your time in the community, Verdana Village makes sense. If you want to be in the middle of Naples life, it's going to feel remote.
Torino: Pulte Quality as Naples Builds Out East
Torino is a Pulte community near Immokalee Road, and a couple of years ago I would have given the location a hard time. Then I went to Verdana Village, and I realized Torino is not that bad. My opinion has shifted as Naples runs out of land and all the new construction pushes further east. The Vanderbilt Beach extension just opened, so there's now a back way for residents, and that's a huge positive. Location is becoming more favorable here, not because the neighborhood moved, but because the city is growing around it.
Pulte builds a beautiful home with great floor plans, and the amenity center at Torino is one of the best. It has a spa where you can get your nails done, a massage, or a facial. There's a culinary center getting ready to open, an outdoor restaurant by the pool, and a strong fitness center. The community is about 70% sold out, so the best lots are starting to disappear, and prices keep climbing as they sell. Right now you can get in around $500,000 and go all the way up to over $1 million depending on the floor plan and the lot.
The villas are sold out; you can only buy those as resales. Coach homes range from the $400,000s, and single-family base prices start around $700,000. The Lazio and Palazzo floor plans, Pulte recently changed the names, but those are the two most popular, get a lot of attention, and for good reason. They flow well, they live larger than the square footage suggests, and Pulte's build quality is solid. You really do feel like you're on vacation every day when you're using that amenity center, and as Naples continues to build out, this location is only going to look better.
Esplanade: Taylor Morrison's Newest Resort-Style Community
Esplanade is Taylor Morrison's newest community in Naples, and it follows the same resort-style formula that has worked in their other developments: a beautiful amenity center with a spa, nail salon, massage, facial, culinary center, outdoor restaurant by the pool, and a strong fitness center. The community is about 70% sold out, and like Torino, the good lots are going fast. Coach homes start in the $400,000s, and single-family base prices are around $700,000, but remember: that's the base price, not what you'll actually pay.
Taylor Morrison has fewer standard features than some other builders, which means you're going to spend more on upgrades. At most builders, I tell people to budget 15-20% of the base price for upgrades. At Taylor Morrison, I've seen most buyers spend about 25%. That doesn't mean the product is worse, it just means more of what you want is considered an upgrade rather than standard. You're still getting a really good product for the money, and Taylor Morrison has built multiple communities in the area. They know what they're doing, and they keep getting better with each one.
The villas are sold out; you can only get those as resales now. Single-family homes and coach homes are still available, and the Lazio and Palazzo floor plans are the two most popular. There's a Publix right outside the gate with a little plaza, and as the area around Esplanade continues to develop, the location is becoming more convenient. Like Torino, this used to feel far out, but as Naples runs out of land, "far out" is becoming the new normal. If you want resort-style living and you're comfortable with the upgrade budget, Esplanade delivers.
Seven Shores: Prime Location and Lake Views
Seven Shores stands out for its location, which the agent considers one of the best among the communities currently being developed in Naples. However, inventory is limited, so buyers may have fewer opportunities to choose from available homes.
The community also shares views of the large quarry lake with Caymas, making it an option worth comparing for buyers who prioritize waterfront scenery. Caymas sits on the other side of the lake and comes at a higher price point for a similar view.
When comparing Seven Shores with Caymas and other new construction communities in Naples, consider the available homes, location, views, and overall budget to determine which option best fits your priorities.
Valencia Sky: The Fastest-Selling 55+ Community in Naples
Valencia Sky is the fastest-selling community in all of Naples right now, and the numbers tell you why. It's a 55+ community located off Santa Barbara Boulevard between Rattlesnake and Davis, about five miles from downtown Naples and the beaches. A Whole Foods is going in right next door. The location is in the middle of everything, and I live eight minutes away, so I can tell you firsthand: this is a great part of town. The lots are smaller because the whole community is focused around the amenity center, and that amenity center is either 30,000 or 40,000 square feet, it's like a cruise ship on land.
GL Homes is the builder, and this is not their first project. They've built multiple communities in Southwest Florida, and every time they build a new one, they improve based on what buyers want and what the current trends are. The floor plans are great, the finishes are solid, and the lifestyle programming is already active even though the clubhouse isn't open yet. The sports courts are open, and they're running tennis and pickleball events. They've hired a lifestyle director, and people are already getting involved in the community and getting to know their neighbors through offsite events.
The entry price right now, the real price, not the base price, is about $850,000. Base prices have increased $150,000 in the last year, and lot prices have gone up as well, so people buying today are paying over $250,000 more for the same house that someone paid for a year ago. That is how much prices have climbed because GL Homes increases prices as they sell. If you are considering Valencia Sky and you want the best deal, waiting is not going to help you. I've worked with buyers for up to nine years before they bought, so I'm not a high-pressure person, but in this scenario, sooner is better than later.
Caymas: Luxury Lakefront Homes with Quarry Views
Caymas is one of my favorite communities in Naples, and it sits on the luxury side of the market. Right now, Stock is the only builder actively selling new construction homes. Pulte was building here, but they're mostly sold out, and the lots they have left are not ones I would recommend, they're either too close to 951 Collier Boulevard or they back up to apartments where you have a bunch of lanais staring at yours. I love the Pulte Brixton floor plan, and there will be resales on the market, but for new construction, Stock is the play.
Stock is my favorite builder in Naples. Of the close to 200 new construction homes I've sold, the experiences with Stock have been the easiest, the most professional, and the ones with the fewest problems. That was true even during COVID when supply chain issues were hitting everyone. Stock is high quality, they're professional, and they deliver. Caymas is about 50% sold out, and it sits on the other side of the same huge quarry lake that Seven Shores enjoys. The lake views are spectacular, some of the largest in Collier County, but Caymas is more expensive than Seven Shores for the same view.
At the beginning of 2026, you could get into Caymas for around $1.3 million. Right now, the entry point is around $2 million. That's a $700,000 increase in 10 months, driven by strong sales and high demand. They were offering incentives earlier in the year; they are not doing that now. Supply and demand. They are selling faster than they can build, so they keep raising prices. We're coming into season, October through March, and if sales have been strong through the summer, they may get even stronger as we move into the busy months.
The clubhouse is not open yet; it won't be ready until mid-next year. When it does open, it will have a golf simulator, a wine room, and a beautiful restaurant on that big quarry. The sports courts are already open, and they're running a lot of activities. They recently did a wine tasting, and they're organizing offsite events to help neighbors get to know each other. Even without the clubhouse, the community is forming, and people are connecting.
Opus Stone: Large Lots Without the Resort Amenities
Opus Stone is the only community I'm covering today that is not resort-style. If you are looking for land, for a larger lot, and you are not interested in going to a clubhouse or doing community events, Opus Stone might be exactly what you want. It's a small community near Vanderbilt Beach Road with two builders: Pulte and Seagate Development. Pulte only has three lots left out of the 52 they started with, so if you want a Pulte home here, you need to move quickly.
The real price of Pulte homes ranges from about $1.5 million to over $2 million. The Aventura floor plan is my favorite, every time I take people into an Aventura, their jaws drop. It's a beautiful layout, it flows perfectly, and it feels larger than the square footage suggests. Seagate Development is over $2 million, ranging from $2.5 million to over $5 million. The lots are larger, around half an acre, so you have space to create your own private oasis without paying amenity fees or dealing with the social programming that comes with a resort-style community.
If you want your own space, your own pool, your own landscaping, and you don't need the clubhouse or the activities, Opus Stone gives you that option. You're not paying for amenities you won't use, and you're getting a larger lot in a location that's close to Vanderbilt Beach Road. It's a different lifestyle than the resort-style communities, and for some buyers, it's exactly the right fit.
Kalea Bay: High-Density Luxury Condos Near the Water
Kalea Bay is located north of Amalfi Road with beautiful water views. It's not directly on the beach, but you do have water views, and the fifth tower is about 80% sold out. These are high-quality luxury condominiums starting at $3.5 million, and the first closings start at the end of October. If you are looking for a small, quiet community, Kalea Bay is not it. This is a high-density development with a lot going on, action, activities, amenities. If you want to never have to leave, if you want everything right there, Kalea Bay delivers.
The building is a high-rise, and there are only about 20% of the units left in the fifth tower. The amenities are extensive, the finishes are top-notch, and the lifestyle is built around convenience and luxury. You have restaurants, fitness, social programming, and water views all in one place. It's one of my favorites, and if high-density living with resort-style amenities appeals to you, Kalea Bay is worth a close look.
Ritz-Carlton Residences and Beachfront High-Rises
The Ritz-Carlton Residences sit just north of Vanderbilt Beach Road, across the street from the beach. The Ritz name is synonymous with luxury, and the property delivers on that promise. Some units have beautiful beach views, some have bay views, and the finishes and amenities are first-class. They are mostly sold out, with only a handful of units left, and those remaining units still have some really nice views, particularly the bay views.
The challenge with the Ritz location is congestion. You are right across from Vanderbilt Beach, which is a beautiful beach, but it has a parking garage. That means crowds. If you like action, hustle and bustle, and having everything right there, you'll probably love it. If you like quiet, I have better alternatives. Vanderbilt Beach is really super crowded, and I don't know about you, but I don't want to spend millions of dollars to live somewhere where the beach feels like a public park. The property itself is spectacular, but it is a higher-traffic area, and you need to be comfortable with that.
There are great restaurants nearby, the Turtle Club is one of the most popular, and everything is walkable. The amenities inside the building are strong, with nice fitness centers and wellness areas, though not as many resort-style amenities as you'd find at Kalea Bay or some of the other high-rises. Prices range from about $3 million to $7 million, and if you're a boater, the location gives you great access. Just know what you're getting into with the traffic and the crowds.
In the same general area, there are a couple of other beachfront high-rises with opportunities left, both in the $3 million to $7 million range. These buildings are smaller density, with beautiful amenities and high-quality finishings. They are both wellness-focused, with nice fitness centers, but they don't have the huge resort-style amenity centers you'd find at Kalea Bay or the Ritz. If boating is a priority and you want a quieter building, these might be a better fit. I can walk you through the trade-offs depending on what your vibe is and what your priorities are.
Since I've been selling real estate in Naples for 26 years, there have never been more opportunities to own a beachfront luxury high-rise than there are right now, especially in the Coquina Sands and Moorings areas. A lot of mid-rise buildings have been torn down, and luxury high-rises are creating a new skyline. The Rosewood Residences, for example, is a very fine luxury property just down from the Four Seasons off Gulfshore Boulevard. The Rosewood name is synonymous with luxury and high-quality finishings, and some residences even have their own private pool. You get 24/7 concierge service, and while there's no restaurant in the building, you're just a five-minute drive to Old Naples and all the restaurants on 5th Avenue and 3rd Street. Right now there are 13 residences left, and the starting price is $13.5 million.
Epique: The Last High-Rise Ever in Pelican Bay
Epique is one of the nicest buildings I've seen constructed in Naples, and it is the very last high-rise that will ever be developed in Pelican Bay. Pelican Bay is a huge community west of 41 that runs from Pine Ridge Road all the way to Vanderbilt Beach, and Epique sits just south of Vanderbilt Beach Road. It's a low-density building, only 62 residences, and it has its own private restaurant just for those 62 units. Everything about Epique is first-class and top-notch.
The building is similar to Mystique, which was built a few years ago, but they've made a lot of improvements. Pelican Bay itself has some of the best amenities anywhere, including a beach club where you just show up and they pull out your beach chair, your umbrella, and your towel. You can have lunch at one of the few beachfront restaurants in Naples, and the food is really good. Epique residents get the amenities inside the building plus all the Pelican Bay amenities, which is a huge value add.
They are getting ready to go to contract, and when those contracts go out in the next two or three weeks, prices are going up. Right now, the entry price is about $6.5 million, and the penthouse units are around $38 million. There are four different unit types: the 01 and 04 units are the end units with windows all the way around and jaw-dropping views, and the 02 and 03 units are the middle units. Both are spectacular, but the end units are the most desirable and they're selling the fastest. If you are considering Epique, contact me now so we can get you the information before the price increase.
There is also Olana, which is by far the most prestigious property in all of Naples and probably in the entire country. It is a beachfront development of 12 single-family residences on the beach, each with a private pool and top-of-the-line finishings unlike anything we've ever had here. Two units have sold, and the lowest-priced unit right now is $29 million, going up to $49 million. I don't think I have the proper vocabulary to describe how phenomenal Olana is, so if you want the brochure and all the information on this one-of-a-kind property, just contact me.
Which Naples Community Is Right for You?
The communities I've covered today range from $345,000 townhomes in Skysail to $49 million beachfront estates in Olana, and the lifestyle trade-offs are just as wide. If affordability is your priority and you're willing to drive further east, Skysail, Verdana Village, Torino, and Esplanade give you resort-style living at price points that used to exist closer to town. If location matters more than price, Valencia Sky puts you five miles from downtown and the beach, and Seven Shores (which I mentioned briefly) has the best location of anything being built right now, though inventory is limited.
If you want luxury lakefront living with quarry views, Caymas delivers that, but you're paying a premium over Seven Shores for the same view. If you want a large lot without the resort amenities, Opus Stone is the only option on this list. If you want high-density beachfront living with everything on-site, Kalea Bay, the Ritz-Carlton Residences, and the other beachfront high-rises give you that, though you need to be honest about whether you want the action and the crowds or something quieter.
One pattern you'll notice: prices keep going up as builders sell. Valencia Sky buyers today are paying $250,000 more than buyers paid a year ago for the same house. Caymas went from $1.3 million to $2 million in 10 months. Waiting does not get you a better deal in this market; it gets you a higher price. If you're serious about new construction, the time to act is when you find the right community, not when you think the market might soften.
Another pattern: location is shifting. Naples is out of land, and everything new is going further east. Communities that felt remote two years ago are starting to feel more favorable as the city builds out around them. The Vanderbilt Beach extension opening near Torino is a perfect example, infrastructure catches up, and suddenly the location trade-off doesn't feel as steep.
Finally, builder quality matters. Stock is my favorite builder in Naples for professionalism and the fewest problems. Pulte builds a beautiful home with great floor plans. Taylor Morrison requires more upgrade spending, but they keep improving with each community. GL Homes at Valencia Sky adjusts every project based on buyer trends. Knowing which builder operates in which community, and what their quirks are, saves you time and money.
Conclusion: Why You Need Your Own Agent for New Construction
If you walk into a builder's sales center or contact them directly without an agent, you may not be able to be represented later. The agent at the sales center represents the builder, not you, and their job is to get the best deal for the builder. You can have your own agent, and the builder pays our compensation, so there is no cost to you. I've sold close to 200 new construction homes in Naples, and I can help you figure out the real price (base plus lot plus upgrades), negotiate the best deal, and make decisions that will protect your resale value.
The advertised "starting from" price is never what you'll actually pay. Builders say "homes from the $500s" to get you through the gate, but then the lot is $200,000 and the upgrades are another $200,000, so your $500,000 house is really $900,000. I can help you figure out exactly which communities fit your real budget, not the advertised budget. I can also tell you which lots to avoid (like the Pulte lots at Caymas that back up to apartments), which upgrades are worth it, and which builders require more spending at the design center.
I do this new construction loop every week. I know which communities are selling fast, which ones have negotiability, and which ones are about to raise prices. I know the location trade-offs, the traffic patterns, the amenity centers, and the resale trends. I've lived in Naples since 1998, I live eight minutes from Valencia Sky, and I don't sugarcoat anything. If a location is not ideal, I'll tell you. If a builder has quirks, you'll know before you sign.
If you're thinking about new construction in Naples, contact me before you visit any sales centers. Call/text me at 239-784-4868 or book a FREE consultation here, talk through your priorities and your budget, and figure out which communities make sense. I'd love to help you find the perfect home and make sure you're getting the best deal and the best location for your money.
FAQ: New Construction Homes in Naples, FL
What is the most affordable new construction community in Naples?
Skysail offers the lowest entry point, with townhomes starting at around $345,000 and single-family homes around $500,000. The trade-off is location, it sits in the Immokalee Road area, quite a ways from I-75, and you are not close to the beach or downtown. Verdana Village in Estero and Torino also start just above $500,000, but both are further east as well.
What does "base price" mean, and what will I actually pay?
Base price is the starting price the builder advertises, but it does not include the lot premium or upgrades. Your actual sales price is base price plus lot price plus upgrades. At most builders, upgrades run 15-20% of the base price, but at Taylor Morrison, expect to spend about 25%. A $500,000 base price can easily become $800,000 or $900,000 once you add the lot and the upgrades you want.
Which builder is the best in Naples for new construction?
Stock is my favorite builder in Naples for quality, professionalism, and the fewest problems during the build process. Pulte builds beautiful homes with great floor plans. GL Homes at Valencia Sky improves each community based on buyer trends. Taylor Morrison requires more upgrade spending but delivers a solid product. Each builder has strengths, and I can walk you through which one fits your priorities.
Why are new construction prices increasing so fast?
Builders increase prices as they sell. Valencia Sky base prices went up $150,000 in one year, and buyers today are paying over $250,000 more than buyers paid a year ago for the same house. Caymas went from $1.3 million to $2 million in 10 months. Strong sales and limited inventory drive prices up, and waiting generally means paying more, not less.
Do I need my own agent for new construction, or can I just go to the sales center?
You need your own agent. The agent at the sales center represents the builder, not you. If you contact the builder directly or visit the sales center without your agent, you may not be able to be represented later. The builder pays your agent's compensation, so there is no cost to you, and having your own agent means you get someone negotiating on your behalf and helping you make decisions that protect your resale value.
What is the best location for new construction in Naples right now?
Valencia Sky has the best location of the 55+ communities, five miles to downtown Naples and the beaches, with a Whole Foods going in next door. Seven Shores has the best location of any community being built in Naples right now, though inventory is limited. Epique in Pelican Bay is the last high-rise ever to be developed there, and Pelican Bay itself has some of the best amenities anywhere. Location depends on your priorities: close to the beach, close to downtown, or further east for better value.
