Inside Caymas Naples: Luxury Homes, Prices & Lifestyle
The first thing you notice pulling into Caymas isn't the homes, it's the lake. Not a retention pond dressed up with fountain lights, but an actual quarry-turned-lake that stretches wide enough to make you forget you're minutes from 951. That's the kind of detail that separates a luxury community from a subdivision with a nice clubhouse. And in Naples, where master-planned communities are sprouting faster than royal palms, those details matter.
I've been selling homes in Naples for over 26 years, and I've watched Caymas go from dirt and blueprints to one of the most in-demand addresses near the coast. It's not Aqualane Shores or Port Royal, you're not paying $8 million for a tear-down lot, but it's also not another cookie-cutter development where the amenity center is an afterthought. This is Stock Development doing what they do best: outdoor living spaces that make you rethink how much indoor square footage you actually need, and a clubhouse-to-home ratio that won't leave you fighting for a poolside chair.
Today I'm walking you through three of Stock's model homes in Caymas, the Birchwood 3, the Cambria 3, and the Mayfield 3, and I'm going to show you what luxury new construction really looks like when you're spending just under $2 million to get in the door. We'll talk about what that price actually includes, why Stock's reputation matters if you're relocating to Naples, and what's happening with inventory and pricing that you need to know before you decide to wait.

Caymas: Two Builders, One Standout Community
Caymas sits near 951 in Naples, and it's a two-builder community: Stock Development and Pulte Homes. Pulte is essentially sold out. The only lots they have left are the ones nobody wanted, too close to 951 or backing up to an apartment building. If you're interested in a Pulte home, you're looking at resales. Their homes sit on 52-foot lots with two-car garages, and the Brixton floor plan is their most popular model, not just in Florida, but nationally. It's a great layout. There just aren't any available right now, and the lots that are left aren't where you want to be.
So today we're focusing on Stock, and that's where the real action is. Stock has been building in Naples for over 20 years, and their reputation is solid. They've built homes all over this area, and with each community they learn what buyers actually want, not what a focus group said they might want, but what people who live here year-round need. That shows up in the floor plans, the outdoor spaces, and the standard features that other builders charge you extra for.
The community is half sold out. There are 467 homes planned total, and as inventory shrinks, prices climb. At the beginning of this year, you could get into a Stock home in Caymas for around $1.3 to $1.4 million. Now the entry point is just under $2 million. That's not a typo, and it's not a temporary spike. It's what happens when demand stays high and supply keeps dropping.
What You're Really Paying For: Base Price, Lot Price, and Upgrades
When you see a base price of $1.254 million for the Birchwood 3, that's only part of the equation. You're not walking out the door at that number. New construction pricing works in three pieces: the base price of the home, the lot price, and the upgrades you choose. The base price is the floor plan with standard features. The lot price depends on where that home sits, corner lot, cul-de-sac, lake view, proximity to the clubhouse. And the upgrades are everything else you see in the model homes.
Most of what you're looking at in a model is an upgrade. The wood beams, the shelving, the design features, those are there to show you what's possible, not what comes standard. Some of those design elements aren't even available for purchase. They're just showcasing ideas. So when you tour a model, you're seeing the top-end version of that floor plan, and you need to mentally subtract a lot of what you're looking at to get back to the base.
That said, Stock includes a lot of features as standard that other builders charge for. With some builders, you might spend 25% of the base price on upgrades just to get the home to feel finished. With Stock, that percentage is usually lower because things like certain finishes, structural options, and outdoor living elements are already baked in. You still have upgrade costs, everyone does, but you're not starting from a builder-grade blank slate.
The all-in price right now to get into Caymas in a Stock home is just under $2 million. That includes the base, the lot, and a reasonable amount of upgrades. If you want a premium lot with a lake view, or if you go heavy on custom finishes, you'll be above that. But $2 million is the realistic entry point, and that's up significantly from where it was even six months ago.
Stock vs. Other Builders: Why the Quality Difference Matters
I've sold nearly 1,000 homes in the Naples area, and over 150 of those have been new construction. I've worked with a lot of builders, and Stock is consistently at the top of the list when it comes to quality and professionalism. Their construction standards are next level compared to most builders in this market. The fit and finish, the way they handle the build process, the responsiveness when issues come up, it's all a notch above.
That matters if you're relocating to Naples and you don't have a network of contractors or a history with local builders. You're trusting someone to build what might be a $2 million-plus home, and you want to know they've done this hundreds of times and they're not cutting corners. Stock has that track record. They've been here for over 20 years, they've built in multiple communities, and they understand what holds up in this climate and what buyers expect when they're spending this kind of money.
The other thing Stock does well is outdoor living. A lot of people moving to Naples think they need 3,000 square feet because that's what they had up north. Then they tour a 2,400-square-foot Stock home and see the outdoor living space, the outdoor dining area, and the outdoor kitchen, and they realize they don't need that much indoor space. You're going to live outside here. That's the whole point of moving to Florida. Stock designs for that, and it shows in every model.
The Models: Birchwood 3, Cambria 3, and Mayfield 3
The Birchwood 3 is 2,431 square feet with three bedrooms, two and a half baths, and a den. The base price is $1.254 million. It's the smallest of the three models I'm showing you today, but it doesn't feel small because of how the outdoor space is integrated. You walk through the great room and the kitchen opens directly to a covered lanai with room for a full dining setup and an outdoor kitchen. That's where you're going to spend your time, and it's designed so you're not adding that space as an afterthought, it's part of the floor plan from the start.
The Cambria 3 is 2,627 square feet with three bedrooms, three and a half baths, a den, and a three-car garage. The layout is different, the kitchen is off to the side instead of open to the great room, which some people prefer because it gives you a little separation when you're entertaining. The display model is for sale at $2.249 million, and that gives you a sense of what the all-in price looks like with a finished lot and the upgrades you see in the model.
The Mayfield 3 might be my favorite. It's 3,033 square feet with four bedrooms, three and a half baths, a den, and a three-car garage. The base price is $1.349 million. You can also build this as a two-story if you want more separation between the primary suite and the other bedrooms, or if you just like the look of a two-story home. The outdoor space on this one is exceptional, and the flow from the kitchen to the lanai feels seamless.
Stock offers several other models beyond these three, ranging from around 2,400 square feet up to over 4,000 square feet. So if you need more space, or if you want to stay smaller and put the budget into the lot or finishes, there are options. But these three give you a good sense of what the layouts look like and how Stock approaches luxury new construction in this price range.
Inventory, Pricing, and Why Waiting Isn't Helping
Caymas is half sold out. That's not a sales pitch, it's just math. There are 467 homes planned, and Stock has sold through a significant portion of their inventory. As that happens, prices go up and incentives go away. At the beginning of this year, you could get into this community for $1.3 to $1.4 million. Now you're just under $2 million. That's a $600,000, $700,000 increase in less than a year, and it's not because the homes got bigger or the finishes got fancier. It's because demand is high and inventory is shrinking.
Most of the incentives that were available earlier in the year are gone. When builders have inventory sitting and they need to move homes, they offer incentives, rate buy-downs, closing cost credits, included upgrades. When inventory is tight and buyers are competing for the remaining lots, those incentives disappear. That's where we are now. If you're waiting for a better deal or hoping prices will come down, you're likely going to be disappointed. The trend is going the other direction.
One more thing: if you're thinking about buying in Caymas or any new construction community in Naples, contact me before you visit the sales center. If you walk in without an agent, you can't be represented later. The agent at the sales center works for the builder, not for you, and going direct doesn't save you money. The builder pays the buyer's agent commission, so there's no price reduction if you don't bring an agent. What you lose is someone in your corner helping you make decisions that affect your resale value and making sure you're not leaving money on the table during negotiations.
The 30,000 Sq Ft Clubhouse and What Makes This Community Different
The amenity center at Caymas is 30,000 square feet, and it's shared by 467 homes. That ratio matters. You're not in a community with 2,000 homes where you're fighting for a spot at the pool or waiting three weeks to book the event space. This is a luxury-sized clubhouse for a community that's designed to feel exclusive without being so small that you don't have the amenities to justify the HOA fees.
The clubhouse sits on the lake, the big one, the former quarry that gives this community its signature look. You're not overlooking a retention pond. You're looking at a body of water that feels like it belongs there, and the clubhouse takes advantage of that with lakeside dining and views that make the amenity center feel like a resort. That's what separates Caymas from other master-planned communities in Naples. It's not just about having a clubhouse. It's about the experience when you're actually using it.
The lake itself is one of the biggest differentiators. It used to be a quarry, so it has depth and scale that you don't get with a man-made lake that's really just stormwater management with a fountain. If you're paying for a lake-view lot, you want it to feel like a lake view, and here it does. That's going to cost you, premium lots always do, but the view is worth it if that's what you're after.
Frequently Asked Questions
What's the entry price for a home in Caymas right now?
The entry point for a Stock home in Caymas is just under $2 million. That includes the base price, a lot, and a reasonable amount of upgrades. At the beginning of this year, you could get in for around $1.3 to $1.4 million, but prices have climbed as inventory has decreased and demand has stayed strong.
Are there still homes available from Pulte in Caymas?
Pulte is essentially sold out in Caymas. The only lots they have left are undesirable, either too close to 951 or backing up to an apartment building. If you're interested in a Pulte home, you're looking at resales, and the Brixton floor plan is the most popular model nationally.
What's included in the base price of a Stock home?
The base price covers the floor plan with standard features. Stock includes many features as standard that other builders charge for as upgrades, so your total upgrade cost is typically lower than with other builders. The base price does not include the lot or any upgrades you choose beyond the standard finishes.
How big is the clubhouse at Caymas?
The clubhouse is 30,000 square feet and serves 467 homes total. It's situated on the large lake that used to be a quarry, and it includes lakeside dining and resort-style amenities. That clubhouse-to-home ratio is one of the things that makes Caymas feel like a luxury community.
Can I tour the models without an agent?
You can, but if you walk into the sales center without an agent, you can't be represented by one later. The agent at the sales center works for the builder, not for you. Contact me before you visit so I can represent your interests, help you make decisions that affect resale value, and make sure you're getting the best deal. The builder pays my commission, so it doesn't cost you anything extra.
What sizes do the Stock models range in Caymas?
Stock offers models ranging from around 2,400 square feet to over 4,000 square feet. The three I walked through today, Birchwood 3 (2,431 sq ft), Cambria 3 (2,627 sq ft), and Mayfield 3 (3,033 sq ft), are on the smaller to mid-size end of that range. There are larger floor plans available if you need more space.
