Valencia Sky Naples, FL: Prices, Amenities, and What Buyers Should Know

Mindy Sylvester • October 9, 2026

You can smell the salt air from downtown Naples in under ten minutes. That's what sets Valencia Sky apart from every other new construction community in this price range, you're not driving twelve miles east into the interior, wondering if you made the right call. You're five miles from Fifth Avenue, close enough to grab coffee on a whim, far enough to have your own space and a 35,000-square-foot clubhouse that feels like a private resort.

I've sold a lot of homes in Valencia Sky, and I've watched it become Naples' fastest-selling new construction community. There's a reason for that, and there are also some things you need to know before you contact the sales office. Prices have jumped $152,000 on the base alone in the last eighteen months. Lot premiums have climbed even faster. The good lots are disappearing, and they're expected to sell out by March or April of next year.

This is not a community where waiting works in your favor. If you're serious about an active 55+ lifestyle close to everything Naples offers, we should talk now, before the lot you want is gone and before the next price increase hits.

Valencia Sky: Location, Builder, and Why It's Selling So Fast

The biggest differentiator that separates Valencia Sky from all the other new construction communities is the location. Most of these developments are really far north or really far out east. I do the new construction tour pretty much every week, and there are some really great communities in this same price range, but they're twelve miles east. So you really have to like the community because once you're out there, you're out there.

Valencia Sky is situated just five miles from downtown Naples. Besides Fifth Avenue and the white sand beaches being a short drive away, you've got a Whole Foods coming in just a few blocks away. You've got grocery stores, pharmacies, hospitals, so many things right here nearby. And that is one of the reasons why this community has been the fastest-selling new construction community in all of Naples.

The builder is GL Homes, and they are a very experienced builder. They've built several other developments in Naples, including Laurel Lakes, Marbella Lakes, Marbella Isles, Stone Creek, Riverstone, Valencia Bonita, and Valencia Trails. Now, why is that important? Well, first of all, they have a very strong reputation. Also, every time they build a community, they learn what the trends are and what buyers really seem to like, and they implement that into their next community. So another reason why this community has sold so fast is because they know what buyers want. They've put it at a great price point, a great location, and that's why they're selling so fast.

Valencia Sky started with 574 home sites. Well, they're mostly sold out, but that's what they started with. And there are eight different floor plans to choose from. Six of them are one-story and two of them are two-story, and they range from about 1,800 square feet to over 3,000 square feet. The Eclipse model and the Stellar model are the two most popular selling models, but they're all great. It really just depends on which floor plan you like and how many bedrooms you need.

Why the 55+ Focus Matters

If you are 55 plus and you're looking for people who really have a lot in common with you, this community is focused on activities. A lot of people move down here, they don't have any family, they maybe don't even know anyone that lives here. People really want to gather around the amenity center and they want to have a lot in common. So this community is focused on wellness. I call it a cruise ship on land. If you want to be active and you want to enjoy a lifestyle, this community is geared towards the person who is 55 or plus and is very active.

Pricing: Why Waiting Could Cost You $100,000 or More

This is something that you really need to hear because this is mind-blowing, to be perfectly honest. Since Valencia Sky started selling a little over a year and a half ago, their prices have gone up $152,000 just on the base price, not to mention the lot prices have jumped up.

Builders generally try to keep their base prices low so that they can advertise homes from the $700s and get buyers into the gate. And then the lot prices are generally where they really increase the price. Now, about a year ago, I had a buyer buy what I think is the best lake view in the entire community, the longest lake view. And at that time, that lot premium was $200,000, which was almost the highest or the second highest ever in the community. So it was a little nerve-wracking, but it was a great lot. And now buyers are paying a lot more than that for half the view, or not even half the view. So the lot prices have really jumped up.

When you have the price of the home, you have the base price which is different for each model. You have the lot price and then you have the upgrade price, and that is something I'll help you with. The lot price and the upgrade prices are something that you can really control. If you're on a budget and you say, hey, listen, I can only spend X amount of dollars, well, we'll start with the model home that you like, then we'll find a lot that fits your budget, the best lot for the price, because that's the most important decision you can make. You can change anything about a house. You can change the floors, you can change the counters, you can remodel the kitchen, but you can never change the lot. So the lot is the most important decision you can make, and it's also one of the biggest factors for resale value.

One of the things about Valencia Sky is because it's selling so fast, if you are interested, the prices are just going to continue to rise. So if you're considering buying in a year from now, I really think we should have a chat about possibly buying now, because if the market continues to go the same way, you may be paying another $100,000 for the same house. Actually, I think they're going to be sold out by probably March or April of next year.

Quick Move-In Homes and What's Available Now

There are some quick move-in ready homes right now. The lowest priced move-in ready home is right around $850,000, or you can build from scratch and pick your lot, but the good lots are kind of disappearing. We're coming out of one of the worst markets we've had in fifteen years. The sales are generally slow, but for new construction, they are not having that issue, especially Valencia Sky. Even in the slow months of June and July, they sold a house almost every single day. Typically, that's a slower time of year to sell. So every time they make a few sales, they raise the base prices. So in this situation, waiting is not to your advantage.

I'm not a high-pressure salesperson. I've worked with people for nine or ten years or more before they bought. But the thing is, people that are buying right now are paying $150,000 to $250,000 or more than people that bought this time last year.

The Amenity Center: A Cruise Ship on Land

This is where the Valencia properties shine. The Valencia properties are probably most well-known and most desired because of their amenity center. This community is going to have less than 600 homes and there's a 35,000-square-foot clubhouse. You have so many activities. You've got a restaurant, a bar, red light therapy. You've got a spa, sports courts. The sports courts are actually already open and they're already having activities and functions at the sports courts. There's dog parks. There's just always going to be something for you to do. And the amenity center is going to be the center of the community.

There's a full-time lifestyle director and a full-time tennis and pickleball pro. So you can take a lesson, go have lunch with your friends, relax by the pool. Basically anything you want to do is here for you at Valencia Sky. I think your biggest decision is going to be, what do I want to do today? Do I want to go to the beach? Do I want to go to the pool? Do I want to hang out with my friends? It's a lot of really great choices that you're going to have here if you live in Valencia Sky.

There are people that pay a huge membership fee to belong to clubhouses that offer the same amenities that Valencia Sky offers. And as a Valencia Sky homeowner, you'll only be paying $599 a month.

HOA Fees, No CDD, and What That Means for Your Budget

The HOA fees right now are slotted to be $599 a month, and that includes your lawn maintenance, that includes the security, and that includes all of the amenities. Now, I don't know when you're reading this blog because homeowners fees do change, but of course contact me and I'll make sure you have the latest information.

Valencia Sky does not have a CDD fee, and that is pretty unusual for communities of this size with this type of amenity center. The majority of communities in the area have a CDD fee, and what that is is basically a bond that the developer takes out, basically a loan that they take out to build the infrastructure and the amenities, and the homeowners pay it back on the tax bill. But no need to worry if you're looking at Valencia Sky because there is no CDD.

Hurricanes, Flooding, and Peace of Mind

Every day pretty much I get someone to call me that's worried about hurricanes and flooding, and I understand that, especially if you're coming from up north. But one thing that's really going to give you peace of mind is that Valencia Sky is located in a flood zone X, which means you are not required to have flood insurance.

Also, these homes are built to the latest standards. The highest elevation, hurricane impact windows are standard, so you can have peace of mind knowing that you're at a high elevation. You have hurricane impact windows and doors and you have a low risk for floods.

Is Valencia Sky Right for You?

Valencia Sky is the right fit if you want to be close to downtown Naples and the beaches without sacrificing the resort-style amenities and active lifestyle of a master-planned 55+ community. It's the right fit if you value location over lot size and you're willing to pay a premium to avoid a twelve-mile commute east every time you want groceries or a night out.

It's also the right fit if you're ready to move now. This is not a community where you can wait a year and expect the same inventory or the same prices. The good lots are going fast, and every few sales trigger another base price increase. If you're on the fence, I really think we should talk about what's available right now, because the lot you want today might not be there in three months.

One more thing: be sure to contact me before you go to the sales center or before you contact the sales office. It's important to have your own representation when you buy a new construction home. The agent at the sales center represents the builder, and you need someone to help you decide what is the best lot for the price, help you with the upgrades, help you through the entire process. And guess what? The builder pays my compensation, and you don't get any sort of discounts or incentives for not having an agent.

Conclusion

Valencia Sky is Naples' fastest-selling new construction community for a reason. The location is unbeatable for a 55+ community in this price range, the builder has a strong local reputation, and the amenity center is designed for people who want to stay active and social. But the window is closing. Prices have jumped $152,000 on the base alone in eighteen months, lot premiums have climbed even faster, and they're expected to sell out by March or April of next year.
