After nearly 30 years here and 26 years selling real estate, I've narrowed it down to ten neighborhoods I would personally consider. This isn't a ChatGPT list pulled from generic market data. These are the communities I know inside and out, the ones I've walked through hundreds of times, the ones where my clients have built their lives.
Naples has more golf holes per capita than anywhere else in the country. We have deepwater boat access minutes from the Gulf. If I was a boater, Aqualane Shores is hands down where I would live. This is one of those neighborhoods most people have never even heard of, which is part of the appeal. It's just north of Port Royal, bordering Olde Naples on the south, and it's only about 600 homes on a handful of streets. Every lot has deepwater boat access, and you're out on the Gulf in just minutes.
Homes here start around $5 million and go all the way up to over $15 million. The location is what makes it so special. You can walk to 3rd Street South for the restaurants, art galleries, and boutiques. The Saturday farmers market is right there, and it's gotten so popular you have to get there early to find parking. You get that deepwater lifestyle without sacrificing walkability to downtown.
It's a very small neighborhood, so it feels private and tucked away even though you're right in the heart of everything. If boating is your priority and you want to be able to walk to dinner after a day on the water, this is the place. It's expensive, but this is my list if I could live anywhere, right?
Quail West: Luxury Golf-Course Living With World-Class Amenities
I am absolutely not a golfer, but if I were, I would live in Quail West. My professional golf friends and clients tell me this is hands down one of the best golf courses you can play in the entire Naples area. And considering Naples is the golf capital of the country with more golf holes per capita than anywhere else, that's saying something.
Quail West is a luxury community, so homes start around $3 million. I have a listing there right now at $8.695 million, completely renovated from top to bottom, over 8,500 square feet, golf course views, just breathtaking. Even if you're not a golfer but you want that country club lifestyle, the amenities are phenomenal. They have a full-service spa, fitness center, sports courts, and one of the best culinary programs in the world with a really great restaurant. They do cooking classes, and the whole vibe is upscale and social.
If you want that luxury golf-course lifestyle and you're willing to pay for it, Quail West is where you want to be. The course itself is what sets it apart, but the clubhouse and the programming make it feel like a resort even when you're not on the greens.
Pine Ridge: Acre-Plus Estates Without HOA Fees
Say you don't want to live in a community with HOA fees and all of those fees, and you really just kind of like to stay to yourself. The number one neighborhood for that is Pine Ridge. It's located just north of Pine Ridge Road, running from just east of 41 all the way to just west of Goodlette Road, and up to Vanderbilt Road. It's mostly acre-plus homes, 1 acre, 2.5 acres, 5-acre lots.
When Pine Ridge was first developed, the homes were still beautiful but a little more modest and smaller. Now the homes are gigantic, stunning multi-million dollar estates. The lowest priced home in Pine Ridge right now is $3 million, and they go all the way up to $15 million. There are so many people moving out of gated communities who just want to create their own little resort on their property. These beautiful mansions are becoming very popular for doctors, lawyers, CEOs, people who don't need that clubhouse and want their own piece of paradise.
You get privacy, space, and no HOA telling you what you can and can't do. If that sounds like your style, Pine Ridge is the place.
Caymas: Resort-Style Living on One of Collier County's Biggest Lakes
If I was looking to move into a luxury resort-style community, Caymas would be the community I would move to. I absolutely love Caymas. I have sold a lot of homes there, and every time I go back I'm reminded why. It's a newer construction community, under 600 homes, and it's situated on a quarry. Some of these homes have one of the biggest lake views in all of Collier County. It is absolutely stunning.
There are two builders in there: Stock and Pulte. I think Stock builds the best home in Naples as far as all these communities go. They are so professional, they do such a good job, and it is the builder that my clients have had the least amount of problems with of any builder in town. The clubhouse is under construction right now, and it is going to be one of the most beautiful clubhouses on the lake. They already have a resort-style pool, and the density is low compared to a lot of other resort-style communities, so it doesn't feel packed.
Please call me first if you are interested in any new construction. It's shocking to me how many buyers go into new construction without an agent. When you go to the builder website or to the sales center, that agent represents the builder. The builder pays our compensation to represent you, and they don't give you any discounts if you don't have an agent. They don't reduce the price if you don't have an agent. So please use an agent if you're buying new construction. You get representation at no cost to you, and you avoid a lot of headaches down the road.
Stone Creek: Active Community in an A+ School District
If I was looking for a community in an A+ school district with a lot of activities, I would hands down pick Stone Creek. Stone Creek is so fun. A lot of my friends live there, and I go there on Halloween every year. There are literally thousands upon thousands of kids trick-or-treating there. It is so much fun, and it is in a great school district.
Stone Creek was built by GL Homes. There are homes in there all the way from $900,000 to $1.8 million, so there are all different sizes of homes. They have a great amenity center with a playground, indoor and outdoor basketball, a great resort-style pool, and a little kiddie splash area. It's a super fun neighborhood. I have a lot of friends and clients that live there and they just absolutely love it.
They have little block parties. My friend lives on one street and they do neighborhood stuff together as a whole neighborhood, but each street kind of has their own block. They go to concerts and they go to dinners. They really live it up there. The community is very active, and people organize events all the time. If you're looking for an A-rated school district and a neighborhood where people actually know each other, Stone Creek is it.
Valencia Sky: The Fastest-Selling Resort-Style Community in 26 Years
Now that I'm 55, I turned 55 two days ago, if I was looking for a really active resort-style community, I would pick Valencia Sky. This is the fastest-selling resort-style community I have ever seen in my 26 years of selling real estate. They have sold two-thirds of their homes in one of the worst markets. We are coming out of one of the worst markets we've had in over 15 years, and they sold half of their homes in a year. That tells you something.
It is in a great location. It is a cruise ship on land. If you like activities, they have a club for everything. Their clubhouse is not open yet, but there are other Valencia communities and it's going to be very similar to the other Valencia communities with all of those clubs. They've already started doing activities and neighborhood events, and when that clubhouse is finished, it is going to be like a cruise ship on land. The sports courts are open. They've already launched that. They've had events at the pickleball and tennis centers, and they're already starting activity.
Great location, great price point. They do have smaller lots, so if you're looking for a home with a large outdoor area or a big pool, that is not the community for you. But if you just want to live in a neighborhood where you're going to meet a lot of people and you're going to be really active, Valencia Sky is the place. It's perfect for people who want to stay busy and social without having to leave the neighborhood.
Pelican Bay: Something for Everyone, From Condos to Bay Colony Estates
Pelican Bay has different prices and types of homes for everyone. It is west of 41, all the way from Pine Ridge Road all the way to Vanderbilt. It is a huge community, over 8,000 doors with 88 different communities within the development. They have everywhere from small condos in the under $500,000 range to beachfront condos. I say beachfront, but you can't walk out to the beach, you have to take a little tram. They have single-family homes. They have a neighborhood in there called Bay Colony, which is one of the most high-end luxury communities in all of Naples.
You have a beach club with two beachfront dining venues, and that is really, really hard to find in Naples. I just actually ate there with a friend a couple of weeks ago. The food is phenomenal. You can walk out there, you can take the little golf cart on the tram and just sit out there, look at the beach. You don't have to take any chairs. They put your chairs out for you. Pelican Bay amenities are hands down phenomenal. They have a huge fitness center, spa, and they are building more sports courts. They're getting a huge racket club. It's going to be partially open to the public, but they already have a lot of tennis courts, a lot of pickleball courts. It's one of the most active places.
I think the beach club is really kind of the draw because there really are not that many places to dine on the beach in Naples. And my favorite luxury high-rise in all of Naples is going in there, and it is called A'Peak. I have sold a couple of units already, and it is, I believe, one of the most beautiful, most luxurious, most prestigious high-rises being built. It is the last high-rise ever to be built in Pelican Bay. They have their own restaurant for 68 residences. They have a theater, they have a boardroom. It's first class all of the way, just top of the line. So if you're looking for a luxury high-rise in Pelican Bay, definitely give me a call.
The Moorings and Coquina Sands: Established Luxury West of 41
I've always loved The Moorings. The Moorings is west of 41, and there are a variety of homes there as well. There are small condos there, 1, 2-bedroom condos in the $400,000s. There are waterfront properties over $10 million. There are beachfront condos. There are bayfront condos. The Moorings residences have their own little private beach. It doesn't have a restaurant. It's really just a parking area and restrooms, but it's nice because you don't ever have to worry about finding a beach spot. So you have your own little private beach.
The Moorings is just such a beautiful community, really large trees, established landscaping, very manicured, and just a beautiful place to walk and bike. And it's a great location. You don't even have to go on the other side of 41. You can do everything you need to do, just shoot downtown Naples. It's like a 2-minute drive to 5th Avenue depending on where you are.
I also have to add Coquina Sands on here. They're right next to each other. Even though I'm technically picking my top 10, I'm going to kind of go even with that. Coquina Sands is changing more than any other community in all of Naples. They have had several older high-rise buildings, low-rise buildings knocked down, and now we have the Four Seasons, we have the Rosewood, we have so many other brand new construction buildings being developed there. We have Olana, which is starting at $10 million all the way to $50 million. That entire skyline is changing for the best. The average sales price in there is going to be like $30 million. You can't even get a newer construction home in there for under $13 million.
So Coquina Sands is probably one of the hottest neighborhoods in all of Naples as far as if you're looking for a luxury high-rise on the beach or the bay. Hands down, Coquina Sands. It's close to downtown and it's right there on that beautiful white sand beach.
Isles of Collier Preserve: 1,600 Acres of Nature and Waterways
If I could live anywhere, well, I actually did live there, and it is one of the most beautiful neighborhoods in all of Naples. The Isles of Collier Preserve offers a variety of different homes. There are cottages in the $500s, there are coach homes around a million, there are villas in the $800s to a little over a million, and there are a variety of single-family homes all the way from $1.4 million to over $4 million.
The Isles of Collier is built by Minto and Stock, and it is just 4 miles to downtown. The thing that is different about the Isles of Collier is oftentimes a builder will just build house, house, house, house, house. They did an amazing job. There's over 1,600 acres of private preserve. There are miles of biking trails and walking paths. There's so much nature there, and they did just such a great job of building this community around this nature preserve.
You can throw a kayak in the water or paddleboard and kayak all the way to the Gulf. I biked one time for 20 miles there, and that was before the neighborhood was even completed. It is just, I think, one of the most beautiful neighborhoods in Naples. I have been in there 1,000 times. As I said, I used to live there, and every time I go there, I was just there again last week, I'm just in awe of how beautiful it is. They have these man-made waterways. There's so many lakes. The builders are high-quality builders. Stock, I think, definitely better than Minto, but both very good.
And they have a really great amenity center. They have a very active pickleball and tennis community there. And by the way, right on the other side of that gate is the Pickleball US Open Center. There's like over 55 pickleball courts. So if you're a pickleball lover, this is a really great community for you. They have a beautiful resort-style pool there. They have their own restaurant, the Overlook Bar and Grill, state-of-the-art fitness center. You just feel like you're on vacation every day. I love the Isles of Collier. You definitely want to check that one out.
Olde Naples: The Most Sought-After Lifestyle in All of Naples
If I could live anywhere in all of Naples, where would I live? The number one community that I would live in is Olde Naples. Olde Naples is one of the most sought-after communities. It's a very expensive neighborhood. There are a variety of homes there. You can get a small condo there for the $400,000s or less. If you want a single-family home, a newer one, you're probably going to spend around $7 million. I have good taste, right?
But the lifestyle is what it's all about in Olde Naples. I play tennis down there at the Arthur Allen Tennis Center at Cambria Park. And it is so fun to be out there outside, especially in January and February, and most people are freezing, and you look over and you see the sun going down and you see people walking to Fifth Avenue to go to dinner, and you can smell the steaks cooking at these amazing restaurants. It's just such a great life.
If you're a boater, you can launch your boat there. If you like the beach, well, the beach is there as well. So there's really something for everyone. They have art shows, car shows, festivals. Really, when you live in Olde Naples, you really don't have to go anywhere if you don't want to. It is hands down the most amazing community in all of Naples.
The walkability is what sets it apart. You can walk to dinner, walk to the beach, walk to the farmers market, walk to the art galleries. You don't need a car if you don't want one. And in January and February, when the weather is perfect and the sun is setting and the whole town is alive, there's nowhere else I'd rather be.

So how do you choose? If you're a boater, Aqualane Shores gives you deepwater access and walkability to 3rd Street South. If you're a golfer, Quail West has one of the best courses in the area and a country club lifestyle that works even if you don't play. If you want space and privacy without HOA fees, Pine Ridge lets you build your own estate on acres of land.
If you want resort-style amenities and a social vibe, Caymas has the lake views and low density, Valencia Sky has the cruise-ship-on-land energy, and Pelican Bay has the beach club and beachfront dining that's so rare in Naples. If you want established luxury west of 41, The Moorings and Coquina Sands give you mature landscaping and proximity to downtown. If you want nature and waterways, Isles of Collier Preserve has 1,600 acres of trails and kayak access to the Gulf.
