The Best Resort-Style Communities in Naples, FL: Amenities, Prices & Fees Compared

Mindy Sylvester • October 5, 2025

Imagine living in a Naples, FL, community where resort-style amenities, full-service dining, fitness facilities, and year-round social activities are right outside your door. From luxurious clubhouses to relaxing pools and an active social calendar, these communities offer a lifestyle that goes far beyond traditional neighborhood living.

I've been selling real estate in Naples for over 25 years, including approximately 150 new construction homes. Today, I'm comparing four popular resort-style communities in Naples: Caymas, Isles of Collier Preserve, Valencia Sky, and Seven Shores. I'll walk you through their amenities, home styles, prices, HOA fees, and CDD costs so you can understand what makes each community different.

Whether you're looking for luxury amenities, a quiet neighborhood, new construction, or a home with fewer ongoing fees, each community offers something unique. I'll also share important details about resale opportunities, upcoming amenities, and what you can expect to spend beyond the advertised base price.

If you're considering buying new construction in Naples, it's important to have your own agent before visiting the builder or registering on their website. The builder pays my commission either way, but having representation means someone is looking out for your interests. From choosing the right lot to selecting upgrades that support your home's resale value, I'll help you make informed decisions and find the resort-style community that fits your lifestyle and budget.

Table of Contents

Caymas: The Most Luxurious Amenity Center in Naples

Caymas is probably the most luxurious amenity center of all the communities I'm covering today. The amenity center sits on 18 acres and spans 25,000 square feet. It's going to rival amenity centers where people pay thousands of dollars a year for memberships at certain clubhouses. I can't wait until it's open.

Here's what you get: indoor-outdoor dining, a fitness center with a yoga lawn, a golf simulator, a movie theater, 6 tennis courts, 8 pickleball courts, bocce, a kayak launch, and a dog park. They also have a full-time lifestyle director to coordinate activities. It's going to be beautiful. The only downside? It's not going to be open for at least another year. So if you're buying now, you're buying into the vision, not the reality. But once it's done, it's going to be absolutely gorgeous.

Caymas is single-family homes only. There are two builders in the community: Pulte and Stock. If you're building with Pulte right now, you're looking at around $1 million all-in. That varies depending on which lot you pick and what upgrades you put in. You control that. I think you could probably get under $1 million depending on your choices. There's also a resale home on the MLS right now with a pool for around $1.3 million.

If you go with Stock, you're going to be much higher. You're probably in the $1.7 million range, and homes go all the way up to almost $4 million. If you buy the most expensive lot on the lake and load up on upgrades, you could easily be over $4 million. A lot of that you control, but this is where I come in. I help you pick the right lot that will get you the highest rate of return for your budget. People here are very view-driven. You might not care about a view, but if you want maximum resale, you need to be sure you get a good lot with a view. Does it face a road? Does it back up to another house? These are all really important factors, and the lot price has a lot to do with the total price of your home.

HOA fees at Caymas range from $405 to $532 a month, depending on lot size. The CDD fees run between $1,687 and $2,918 a year. The community will have approximately 800 homes when it's built out. If you want pictures of the amenity center, contact me. I can get you renderings and all the details.

Isles of Collier Preserve: Coastal Resort Feel with No CDD

Isles of Collier Preserve is one of my favorite neighborhoods. I used to live there. I've sold many homes in the community. You feel like you're on vacation every day when you're at the Isles. It's coastal. It feels like you're at a resort. It's absolutely beautiful.

The amenities are spectacular. They have a beautiful clubhouse with a 3,000-square-foot state-of-the-art fitness center, a yoga lawn, 6 tennis courts, and 8 pickleball courts right now, with plans to expand to 14 total pickleball courts. Right on the other side of the gate is the US Open pickleball facility. It's huge. They have the US Open for pickleball there every year. I think they have like 54 or 64 courts. So if you're a pickleballer, you will love the Isles.

They also have the Overlook Bar and Grill, bocce, and their website says 8 miles of trails. But when I lived there, even before the expanded version was finished, I rode my bicycle one day for 20 miles without repeating streets and without even going to all the streets. So you can ride or walk for miles there. There's a kayak launch where you can kayak or canoe or paddleboard all the way to the Gulf of Mexico if you're super ambitious. It's quite a ways, but you can do it. They have a social room where they host a lot of parties. And there's going to be a second building where the developer had their sales center that will be turned over to the homeowners. The homeowners will vote on what they want to do with it. Will it be another fitness center? That's up to them.

Here's the big thing about Isles of Collier Preserve : there is no longer any new construction. These homes are all finished and they are all resale. The community was originally planned for 1,600 homes, but they expanded it to over 1,800. Right now they have cottages in the high $500s. Before you buy a cottage, please contact me. Villas are very popular here, and they resell very well. Right now they're in the $700s. Most with a pool are going to be higher, in the $800s. Let me tell you this: in 2022-2023, the lowest-price villa with a pool was over $1 million. So they have definitely come down in price.

There are also coach homes starting in the $800s and going up to over $1 million. For single-family homes right now, the least expensive single-family pool home, actually the least expensive home in all of the Isles right now, is $1.375 million. It does have a pool. This could change later today if someone puts a new home on the market, so always contact me for the most up-to-date information.

The HOA fees for single-family homes are $1,834 a quarter. If you have a coach home, cottage, or villa, those fees will be different because a lot of things are included, like roof maintenance and roof replacement. But it gives you an idea. The main association for Isles of Collier Preserve is $1,834 a quarter. And here's the best part: no CDD. That's a Community Development District fee, which is basically a loan the builder takes out to build the infrastructure and amenities, and the homeowners pay it back on their tax bill. Isles of Collier doesn't have one.

Valencia Sky: Like a Cruise Ship on Land

Valencia Sky is built by GL Homes, and the amenities are unlike anything you'll see in the area. GL Homes does an amazing job at their amenity centers, which is why they have people moving from one GL community to the next. It's why they've sold 150 homes in such a short amount of time. The Valencia Sky amenities are like a cruise ship on land.

Here's the list: full-service restaurant, private dining room, indoor bar, poolside bar, full-time lifestyle director, grand social hall for events, performance stage, beach entry pool, resort-style pool, shaded structures, lap pool with shaded covers, resistance pool, spa, steam room, salt therapy, cold plunge, hair and nail salon, wellness massage room, 24-hour fitness center, aerobics room, shaded yoga lawn, card room, arts and crafts room, cooking studio, billiards room, sports lounge, multi-sports golf simulator, dog parks, pro shop, 8 pickleball courts, 3 tennis courts, on-site pro and sports staff, private lessons, and shaded spectator seating areas. Basically anything you want.

I can't show you pictures because the amenity center isn't done yet. We only have renderings. But I will get you pictures if you want them. Contact me. The community will have approximately 800 homes when it's built out.

Here's some of the clubs and events. They have a club for everyone, no matter what your hobby is. I swear they have a club for you. Art club, yoga club, canasta club, I have to Google that, I don't know what that is, culinary club, card clubs, golf club, cultural club, social dance club, singles club, wine club. Seasonal events include Broadway-style shows, comedy nights, card game tournaments, block parties, farmers markets, bingo nights, concerts, and the list keeps growing. So basically anything you want to do at Valencia Sky .

You can get into Valencia Sky right now, all in, in the low $700s. They have a move-in-ready home for $722,000 with no pool, decent lot, decent upgrades. You can get in there with a pool for around $800,000. The HOA fees are $599 a month, and there's no CDD. That's a huge advantage if you're trying to keep your monthly costs predictable.

Seven Shores: Small, Quiet, and Beautifully Done

Seven Shores is a Toll Brothers community, and it's the smallest of all the communities I'm covering today. It's only about 405 homes. Isles of Collier is going to be 1,800. Valencia Sky is going to be about 800. Caymas is about 800 as well. So Seven Shores is the smallest, which means it's going to have the smallest amenity center. But you have to decide what you want. Some people really like small communities. They like less people at the clubhouse. Some people really like the activity. That's something I can help you with once you tell me what kind of life you want to live and what you enjoy.

Seven Shores has a resort-style pool with cabanas, a fitness center, a half basketball court, putting green, one tennis court, 3 pickleball courts, sidewalks, walking trails, a library, card room, and a really pretty clubhouse. They do a very beautiful job. It's a really nice community. Very quiet.

Now when I talk about Seven Shores , I also want you to keep in mind that there's a neighborhood Toll Brothers built before this one called Azure at Hacienda Lakes . I've sold about 35 homes in Azure , like 5 times more than any other agent. And it's basically an identical neighborhood. There are small changes in the amenity center, but if you want something existing, contact me about Azure because they have the same products. It's basically the identical neighborhood. There are some differences, so just put that out there. If you like Seven Shores , you might also want to consider Azure .

Right now Seven Shores is offering a free standard pool. You can get a villa there for $541,000. I do love the villas. I think they're a great product. They live like a single-family home. There's no one above you and no one below you. As far as single-family homes go, you can get in there with no pool for around $700,000. And again, right now they are offering a free standard pool, so really great value going on right now.

The villas are very popular at Seven Shores , just like they are at Isles of Collier and Azure . They resell very well. The CDD fees for the villas are $2,451 a year. The Harbor Collection, which is the smallest size single-family homes, is $3,047 a year. The Landing Collection is $3,718 a year, and the Port Collection is $4,500 a year. The amenity center is not yet complete, so we only have renderings.

Comparing Resort-Style Communities: Amenities, Fees, and Lifestyle Trade-Offs

So how do you choose between these four? Let's break it down by what matters most to relocating buyers: amenities, fees, home types, and resale.

Caymas has the most luxurious amenity center, but it won't open for at least another year. If you're buying now, you're buying into the vision. It's single-family homes only, with two builders. Prices start around $1 million with Pulte and go up to almost $4 million with Stock. HOA fees range from $405 to $532 a month, and CDD fees run between $1,687 and $2,918 a year. Approximately 800 homes planned.

Isles of Collier Preserve is all resale, no new construction. It's the largest community at over 1,800 homes. You feel like you're on vacation every day. Cottages start in the high $500s, villas in the $700s (most with a pool in the $800s), coach homes in the $800s to over $1 million, and single-family homes from $1.375 million. Villa prices dropped significantly from the 2022-2023 peak when they were over $1 million. HOA for single-family is $1,834 a quarter, and there's no CDD. The US Open pickleball facility is right outside the gate. You can kayak all the way to the Gulf of Mexico if you're ambitious.

Valencia Sky is like a cruise ship on land. GL Homes does an amazing job. Full-service restaurant, hair and nail salon, salt therapy, cold plunge, red light therapy bed, 8 pickleball courts, 3 tennis courts, and clubs for every hobby you can imagine. You can get in for the low $700s all-in. A move-in-ready home is $722,000 with no pool, around $800,000 with a pool. HOA is $599 a month, no CDD. Approximately 800 homes planned. The amenity center is not yet complete.

Seven Shores is the smallest at approximately 405 homes. Very quiet. Toll Brothers does a beautiful job. Villas start at $541,000, single-family around $700,000, and they're currently offering a free standard pool. Villas live like a single-family home, no one above or below you. CDD fees for villas are $2,451 a year, Harbor Collection $3,047 a year, Landing Collection $3,718 a year, Port Collection $4,500 a year. If you like Seven Shores but want something existing, consider Azure at Hacienda Lakes . Same builder, nearly identical products.

Here's the breakdown on fees:

Choose Caymas if you want the most luxurious amenity center and you're willing to wait a year for it to open. Single-family homes only. Lot choice is critical here. People are view-driven.

Choose Isles of Collier Preserve if you want a coastal resort feel, no CDD, and you're okay with resale only. Villas are very popular and resell well. You can ride or walk for miles. The US Open pickleball facility is right outside the gate.

Choose Valencia Sky if you want a cruise ship on land with clubs for every hobby, no CDD, and you want to get in for the low $700s. GL Homes does an amazing job. People move from one GL community to the next.

Choose Seven Shores if you want a small, quiet community with less people at the clubhouse. Villas are a great product and resell well. Currently offering a free standard pool. If you want something existing, look at Azure at Hacienda Lakes .

One more thing: when you go to the builder website, the prices can be very deceiving. They'll advertise from the $400s, but that's the base price. Then you've got the lot premium, then you've got the upgrades. What's the real price? That's what I'm giving you today. And that's why you need an agent to represent you. I'll help you pick the right lot, the right upgrades, and avoid over-improving or under-improving. Lot choice is critical for resale value in this market.

Conclusion

So that's the breakdown: Caymas , Isles of Collier Preserve , Valencia Sky , and Seven Shores . Four of the most popular resort-style communities in Naples. Each one offers something different in terms of amenities, home styles, pricing, and fees. Some have no CDD. Some have amenities that won't open for another year. Some are all resale. And one is so small and quiet you'll rarely wait for a machine at the gym.

FAQ

What is the difference between a CDD and HOA fees?

A CDD is a Community Development District fee. To keep it simple, when the builder is developing the property, they take out a loan to build the infrastructure and the amenities, and they create a CDD which the homeowners pay back on their tax bill. An HOA fee covers ongoing maintenance and operations of the community amenities and common areas. Isles of Collier Preserve and Valencia Sky have no CDD. Caymas and Seven Shores do.

Can I still buy new construction at Isles of Collier Preserve?

No. Isles of Collier Preserve no longer has any new construction. All homes are finished and all are resale. The community was originally planned for 1,600 homes but expanded to over 1,800. If you want new construction with a similar coastal resort feel, consider Valencia Sky or Caymas .

Which community has the best amenities?

Caymas will have the most luxurious amenity center when it opens, but it won't be ready for at least another year. Valencia Sky has the most extensive list of amenities right now, including a full-service restaurant, hair and nail salon, salt therapy, cold plunge, and clubs for every hobby. I describe it as like a cruise ship on land. Isles of Collier Preserve has a beautiful coastal resort feel with 8 miles of trails and a kayak launch to the Gulf of Mexico.

Are villas a good investment in these communities?

Yes. Villas are very popular and resell very well at Isles of Collier Preserve , Seven Shores , and Azure at Hacienda Lakes . They live like a single-family home with no one above you and no one below you. At Isles of Collier , villa prices dropped from over $1 million in 2022-2023 to the $700s-$800s now, so there's been a correction. But they still resell well because of the product type.

What should I know about lot choice when buying new construction?

Lot choice is critical for resale value. People in Naples are very view-driven. You might not care about a view, but if you want maximum resale, you need to be sure you get a good lot with a view. Does it face a road? Does it back up to another house? The lot price has a lot to do with the total price of your home. This is where I come in. I help you pick the right lot that will get you the highest rate of return for your budget.

Why do I need an agent if the builder pays the commission either way?

You need an agent to represent you because the builder's agent represents the builder, not you. If you don't have an agent, you don't get a better deal. The builder doesn't reduce the commission from your price. You just lose representation. And representation matters when you're making one of the largest purchases of your life. I've seen buyers make decisions on lot choice and upgrades that tanked their resale value. I'll help you avoid over-improving, under-improving, and picking the wrong lot. Contact me before you contact the builder or visit their website.
