Caymas in South Naples is a beautiful resort style community, and after spending another weekend there with clients, I want to give you the real scoop on what is available, what I love, and what I would be cautious about. If you are considering moving to Caymas Naples FL, there are opportunities right now, but the best ones are becoming limited.
Before we get into homes, lots, builders, and incentives, here is the most important thing I can tell you about buying new construction: do not walk into a sales center or register on a builder website without your own representation.

Why Buyer Representation Matters in Caymas Naples FL
I say this all the time because it matters that much. The builder pays for buyer agent compensation. That means you can have someone representing your interests, helping you select a lot, plan upgrades, compare options, and think through resale, without paying that agent directly.
The sales team is there to sell every available home site. There is nothing wrong with that, but their job is different from mine. My job is to tell you when I think a decision is not a good one. You do not have to take my advice, but you deserve to hear it before you sign.
Having sold new construction and hundreds of resales over more than 25 years, I know what future buyers notice. I have seen owners call when they need to sell quickly, only to discover they chose a less desirable lot or skipped upgrades that would have made the home much more appealing.
A lot that costs another $10,000 to $15,000 up front can sometimes make a huge difference later. A home with a better view, a more private backyard, or a more desirable position in the neighborhood attracts more interest. More interest generally brings more offers, and more offers can bring a higher sales price.
Caymas Naples FL Homes & Prices
For buyers in roughly the $1 million to $1.3 million range, the good opportunities at Caymas are almost gone. There are only a handful of homesites and specs that I would consider strong options at the moment, and availability can change quickly.
Pulte is where much of the remaining opportunity is for that price range. Stock Development is also building in Caymas, but its entry point is higher. At the time of this update, Stock's least expensive home was just under $1.5 million, with a few larger spec homes that could potentially be negotiated.
There was also a Caymas resale listed around $1.425 million. It is a beautiful home, but at that price point, it is worth comparing it carefully with what may be possible in a new Stock home. Resale inventory may grow over time, but right now there are not many choices.
Pulte Brixton Model in Caymas Naples FL
If you are looking at Pulte in Caymas, the Brixton model is one I really like. Honestly, I think it checks almost every box for broad buyer appeal. The layout is efficient, the kitchen is beautiful, and the outdoor space has plenty of covered area.
The Brixton offers several things that consistently matter to buyers:
- Three bedrooms plus a den
- Tall ceilings
- Zero-corner sliders that open toward the outdoor living area
- A substantial covered lanai
- An attractive kitchen and great-room layout
- The option to extend the garage
Everybody has personal preferences, of course. But when I think about a floor plan that works for the largest number of future buyers, this one is really on point.
One notable option was a Brixton spec home on a lake lot. A prior buyer had walked away from it, and the price had been reduced by $100,000 to approximately $1.19 million. It sits on what was described as a $200,000 lot and has a very pretty lake view. That is the kind of opportunity worth examining closely, because the lot itself adds meaningful value.
Choosing the Best Lots in Caymas Naples FL
Not every available Caymas lot is equal. I would rather be honest with you about that now than have you find out at resale that the location is working against you.
Some remaining lots are near Collier Boulevard, also known as 951. I generally do not recommend backing directly to a busy road unless the price is an absolute steal. Road noise is one of those things buyers cannot ignore. I have had people arrive for an appointment, realize how close the home is to the road, and keep driving.
And Naples is growing. A busy road is not likely to become quieter over time.
There is also a row of lots where an apartment building sits beyond trees on the other side. That can mean multiple balconies or lanais looking toward your pool area. For a home costing more than $1 million, I do not consider that the best setup.
On Raintree, some lots on one side back toward Caymas's main entrance. There is a wall there, and while there may be some road noise, I do not mind those nearly as much as homes directly adjacent to a major road.
Some lots on the other side of Raintree are attractive, but there are empty parcels behind them, estimated at roughly 14 acres across several parcels. You have to assume that future development will happen eventually, whether that is one year from now or 10 years from now. It is important to understand what is known, what is uncertain, and what could change behind your home.
Caymas Naples FL Builder Incentives
Even though inventory is narrowing, there are some very good incentives available through Pulte right now. The incentives mentioned in this update included approximately $70,000 toward a pool and 50% off certain lots.
I priced a home for a client that came in around $1 million, with more than $100,000 in incentives built into the numbers. That is substantial. A comparable home purchased about six months earlier could be at least $100,000 more today without those incentives.
A free pool, or close to it, is a very big deal in Southwest Florida. But do not let the incentive alone make the decision. First, make sure the lot, home design, structural options, and upgrades make sense. An incentive is wonderful when it is attached to a home you actually want to own.
Pulte vs. Stock in Caymas Naples FL
Pulte and Stock both offer different paths into Caymas. Pulte is the more attainable option for buyers around the low $1 million range, particularly with current incentives. Stock is a higher level of finish, with larger homes, larger lots, taller ceilings, and a more luxurious construction package.
That is not a knock on Pulte. Pulte offers a strong product, especially when you can buy a well-designed home around $1 million in a community with homes reaching up to $3 million. I love the concept of being the least expensive home in the most expensive neighborhood. That is often a smart place to be.
The right answer comes down to your budget, timing, desired finishes, and lot priorities. Do not buy based on fear or because somebody tells you time is running out. That is not how I operate. But I will tell you the truth: the number of strong Caymas opportunities is limited, and the best ones are moving.
