New Construction in Naples FL: 7 Luxury Waterfront Homes

Mindy Sylvester • August 1, 2026

If you are shopping for waterfront condos Naples FL has never offered more compelling choices at one time. The current wave of new construction in Naples FL is remarkable because waterfront land has been scarce for years. Now, a collection of former sites and redeveloped parcels is creating opportunities that simply did not exist for more than 15 years.

These are not ordinary condominiums. We are talking about private restaurants, boat slips, rooftop pools, guest suites, concierge service, wellness centers, dramatic terraces, and Gulf or bay views. Whether you want a lock-and-leave residence, a boater-friendly home, or a truly estate-scale beach property, new construction in Naples FL offers a very different level of choice right now.

New Construction in Naples FL Market Overview

For years, there was almost nowhere left to build along Naples' most desirable waterfront corridors. Then hurricane damage changed the equation. Certain older buildings could be acquired as complete properties, demolished, and replaced with modern residences. That is why new construction in Naples FL is suddenly showing up in locations where nobody expected to see new inventory again.

The activity stretches through Coquina Sands, the Moorings, Park Shore, and Pelican Bay. These neighborhoods blend into one another beautifully, with palm-lined streets, bike lanes, beach access, bayfront homes, waterfront dining, and quick access to Olde Naples or Venetian Village.

The result is a rare window for buyers seeking new construction in Naples FL: there are boutique buildings with fewer than 15 residences, large resort-branded communities, and Pelican Bay's final high-rise. Pricing, incentives, and remaining availability can move quickly, so every number below should be treated as a current snapshot rather than a permanent promise.

Why Contact Me Before Buying New Construction in FL

Before going to a builder's website or sales center, get your own representation in place. The agent at the sales center represents the builder. That is their job. In many cases, the builder provides compensation for buyer representation, so there is no reason to walk in without someone focused on your side of the decision.

Buying new construction in Naples FL involves far more than selecting a pretty floor plan. You need to compare the view corridor, floor level, exposure, terrace depth, parking, boat slip availability, construction timeline, finishes, and resale positioning. A beautiful unit can still be the wrong unit if it lacks the features future buyers will value most.

I am not interested in sugarcoating something just to make a sale. If a location, floor plan, future view, or pricing structure does not make sense, I will tell you. The goal is to enjoy the residence now while making the best possible long-term decision.

Four Seasons Naples Beach Residences

The former Naples Beach Club has become the Four Seasons Naples Beach Residences, and it is every bit as spectacular as one would expect from the Four Seasons name. This is a major resort-style destination with 153 residences and 216 hotel rooms, including 95 golf residences and 58 beach residences.

The golf residences were positioned from approximately $7.5 million to more than $22 million. The beach residences have been especially difficult to secure. One resale opportunity was available below $13 million for approximately 3,400 square feet, four bedrooms, and a 27-foot-wide terrace designed to make the most of the waterfront setting.

For buyers considering new construction in Naples FL with a true resort experience, the amenity list is incredibly strong:

  • 1,000 feet of beachfront
  • State-of-the-art fitness center
  • Full-service spa with ice room and aqua thermal room
  • Six Har-Tru tennis courts
  • Rooftop sundeck with lap pool
  • Resort-style pool and beach lifestyle

This is one of those properties that is not only exceptional for Naples. It is exceptional on a national level.

Olana New Construction in Naples FL

Olana is in a category of its own. This intimate Coquina Sands development consists of just 12 ultra-luxury residences, each exceeding 10,000 square feet and designed to live more like a single-family home than a traditional condominium. Pricing begins around $39 million and extends beyond $50 million.

There are two primary concepts. The second-floor beach villas offer private pools and roughly 2,000-square-foot terraces. Floors three through six are estate-level homes with six bedrooms plus a den and two terraces. Two penthouses complete the offering.

Olana is not trying to load the building with a long list of shared amenities because the residences themselves are the amenity. That is the point. You have the scale, privacy, outdoor space, and personal features within your own home, supported by 24-hour concierge service. It is five-star hotel service paired with the feeling of an estate home.

For buyers looking at new construction in Naples FL and refusing to compromise on privacy, size, or exclusivity, Olana is truly unusual for this market.

Rosewood Residences Naples FL

Rosewood Residences is another major luxury offering near Lowdermilk Park, and it is nearly sold out. Rosewood is synonymous with high quality and luxury, and this project reflects that standard from its construction through its finishes and service.

Entry pricing was around $13 million, with residences extending beyond $50 million. Floor plans range from roughly 4,200 to nearly 10,000 square feet. Some residences include private pools, and the ceiling heights, from 11 feet 6 inches to 12 feet 6 inches, make a real difference in how a condominium feels.

Rosewood is an excellent example of how elevated new construction in Naples FL has become. The building includes a private restaurant, 24-hour concierge, security, valet, resort pool, lap pool, cabanas, fire pits, bocce, food and umbrella service, a social lounge, game room, cold jet showers, sauna, steam room, massage room, and three guest suites.

The association even owns a golf cart for easy trips down to Olde Naples. Inside, expect high-end selections such as Sub-Zero and Wolf appliances, Rocky Mountain fixtures, and designer-driven finishes.

Harbor House Naples FL

Harbor House is on the bay side and is a very different answer for buyers who care as much about boating as they do about beach access. This boutique community includes 14 residences across three buildings, ranging from approximately 2,174 to 2,750 square feet.

The headline feature is simple: 11 boat slips that can accommodate boats up to 38 feet. Some residences offer approximately 1,000 square feet of rooftop terrace space for taking in bay views. There is also an overwater amenity deck with six cabanas, private garages, and selected homes with private gardens and pools.

Prices were positioned from approximately $7.25 million to more than $10 million. For the right buyer, this is one of the most appealing waterfront condos Naples FL can offer because it combines a small-residence count with direct boating functionality.

The closest beach access is Moorings Beach Park, a private park for Moorings residents. Harbor House proves that new construction in Naples FL is not all about high-rises. Sometimes a low-density, boat-focused property is exactly the right fit.

2020 Gulf Shore Naples FL

2020 Gulf Shore is a Barron Collier Companies development planned for 14 bayfront residences. Its most compelling feature is the potential for both Gulf and bay views. Unobstructed Gulf views from the bay side are hard to find, and while nobody should ever say never in real estate, future development blocking these views appears unlikely.

Residences begin around $6 million. The plan includes 11 boat slips, two rooftop decks across two buildings, private terraces with outdoor grills, gas cooking, 10-foot ceilings, and two parking spaces per residence, including one electric space.

At the time of this opportunity, the project had not broken ground, with an estimated completion about 22 months after groundbreaking. Early buyers were being offered meaningful incentives, including a boat dock valued at $250,000 and a Sterling Club membership exceeding $150,000 in value.

For anyone pursuing new construction in Naples FL before the construction process is fully underway, this kind of early positioning can be very attractive. Just remember that incentives, terms, pricing, and timelines are always subject to change.

3300 Gulf Shore Naples FL

3300 Gulf Shore is a building I really like. It consists of 40 residences, with pricing from about $3.9 million to more than $8 million. It offers several floor plans, bay views, and in some cases even a sliver of Gulf view. Beach access is just steps away at a nearby public park.

The two-building configuration gives buyers choices. The west building has two residences per floor, while the east building has six. Both offer 11-foot ceilings and gas cooking.

What sets this new construction in Naples FL project apart is its focus on wellness. The fitness center overlooks Doctor's Bay, and the amenity collection includes 24-hour concierge service, a game lounge, and private dining. The design selections feel fresh, high-end, and just different enough from what is being repeated everywhere else.

For buyers who want a manageable price point relative to the ultra-luxury beachfront towers but still expect quality, location, and thoughtful design, 3300 Gulf Shore deserves a close look.

The Peak at Pelican Bay Naples FL

The Peak, also known as Epique, is Pelican Bay's last-ever high-rise. There is no more land for another tower, which makes this a uniquely finite opportunity within a community that includes more than 8,000 homes across low-rises, high-rises, villas, and single-family residences.

The building will have only 68 residences and its own private restaurant. It builds on the success of nearby Mystique with improvements including 10-foot ceilings rather than 9-foot ceilings. At the time of this overview, it was about 40% sold, so the available choices were already narrowing.

The two end-unit plans, 01 and 04, offer five bedrooms and approximately 5,200 square feet. These are the dramatic residences with floor-to-ceiling windows and water and mangrove views on two sides. Interior plans 02 and 03 offer four bedrooms and approximately 4,200 square feet, also with spectacular windows and views.

Amenities are especially strong: a private movie theater, board room, 24-hour concierge, a larger fitness center than Mystique, cold plunge, steam room, sauna, and two guest residences. It is a true lock-and-leave lifestyle, where you can leave for the summer without worrying about your home.

The Peak adds Pelican Bay amenities on top of its private building features. Pricing ranged from about $3.5 million for Jardine terrace residences to approximately $6.5 million and up for tower residences. A penthouse was offered at $38 million with a private pool and substantial terrace. Completion is expected in the first quarter of 2028.

For buyers who want the final high-rise opportunity in Pelican Bay, this is one of the most important new construction in Naples FL decisions on the market.

Choosing the Right New Construction in Naples FL

There is no universal best building. The right choice depends on how you actually plan to live. New construction in Naples FL offers very different experiences, even when every project is beautifully designed.

  • Choose Four Seasons for a branded beachfront resort lifestyle with world-class amenities.
  • Choose Olana for estate-scale living, tremendous privacy, and the feeling of a single-family home.
  • Choose Rosewood for a high-service luxury building close to Olde Naples.
  • Choose Harbor House if boat slips and bay living are central to your lifestyle.
  • Choose 2020 Gulf Shore for the rare potential of Gulf and bay views, plus early buyer incentives.
  • Choose 3300 Gulf Shore for wellness-driven amenities, strong design, and a lower entry point.
  • Choose The Peak for exclusivity, Pelican Bay amenities, and the last high-rise site in the community.

When comparing waterfront condos Naples FL buyers should look beyond the brochure. Ask which direction the home faces, what can be built nearby, whether boat slips are deeded or assigned, how the terrace functions, what is included in the finishes, and how the residence may compete at resale. Those details matter.
